I agree about rental vs prop value. I am from a regional area originally which always had strong rental returns. Finding positive cashflow props involved picking up the paper and buying the first thing you saw.

I purchased 2 props about a year ago
    90k price 180 rent
    115k price 250 rent

Rent is still the same prices but prop values are now 180k and 220k without any renos. +ve for me but -ve if purchased today. Will take a long stagnation in values for rent to catch up again.

10th of November is only 3 weeks away, unless you meant next year? Whay do you have to wait – valuation can be organised fairly easily via the bank.

You turn into a pumpkin and your ugly step sisters beat the living suitcase out of you!

    Or maybe that’s another story.

Amit – I have sent you my pic from a modelling campaign I did and I think Pinky will like it – I qualify as a partially naked slave (sort of)

Hi Leigh I find it about as good as realestate.com for updating, however it has a function to limit your search by last updated which is what i do to filter out the older/sold properties.

FOr those with a Tasmanian interest the north is covered by http://www.propertyguide.com.au

This also covers many regional areas throughout the country, with some properties that don’t seem to make it to realestate.com.au

Could be Mel. I was re-reading a book that was more than 5 years old when i came across it again so the form number may be different.

I don’t have anything that is -ve geared enough to make it worthwhile but I fully intend to in the future.

Arty – Dungeon Keeper looks great. Do you have the full version or the demo from the website?

I have this really old game from the early 80’s that I play on and off called “Dungeons of Moria”. The graphics are letter characters such as V=Vampire or D=Dragon. It looks crap but addictive to play – you need to kill the Balrog to win.

I love Grand Theft Auto 3. Now there’s a game where road rage goes to the next level!

Dungeon Keeper is new to me though. What’s it about?

I remember mentioning this game a while ago. It really is addictive isn’t it? Much better than standard Monopoly.

Now you need to get into Railroad Tycoon, Golf Tycoon, Zoo Tycoon etc etc.

Arty – gotta go against you – FORD First On Race Day (occasionally). Although I drive a holden.

Love my AFL and cricket. Used to love wrestling until I went to the WWE this year – very lame and boring.

    Well I’m a little hedonistic

    1) a refuge for Polar Bear (singular) with scantily clad, nubile young nymphs to cater to my whims
    2) To finish what I start
    3) Health/Happiness for family,friends & forumites
