Get yourself an exit plan. You sound like you can’t emotionally keep doing what you are now long term, so that sets the scene.
How long can you (& family) keep doing what you are doing? 1 month, 6 months, 1 year, 2 years?
When you decide that it should make the following decisions easier as you will be working towards an exit date. What will you need to sell (if anything) to keep yourself afloat by the end date?
May take longer to achieve goals but you seem to have a good platform already.
We have sold nearly all of our property in the last 6 months – the 2nd last one was listed a few days ago and we’ll probably keep the last one for a while longer yet.
Residential Property isn’t as interesting or stimulating as it used to be for us, and being a landlord is over-rated for mine. I’ve never been into CF+ for the sake of it – quality over quantity.

You will get sweet FA respect for a diploma in business if you are trying for a corporate job. If you do it for skills for your own business then maybe.
Those courses you mentioned just sound like the basics for very junior staff. Just not seeing value in the corporate world.
Diploma’s are fairly low on the prestige factor – right up there with certificates. You may be better off biting the bullet and doing a Bach of Business.
Being enrolled is quite often as good as having it finished. It’s more about the ability to undertake the work and learning new ways to approach things than the grade.
If agents know they have multiple offers coming they may present them together. Not really a big deal. If I was the vendor I wouldn’t take you seriously offering a $100 deposit.
