    Hi Reno Queen,

    I am doing a kitchen reno at the moment and love the idea of a stainless steel splashback – especially at that price!! Just wondering where I would get the SS from and did you put it in yourself? I was thinking about having a go at tiling the splashback myself but if I can get the SS I think it would be a much easier option

    Do you know much about the Mandurah market? What are your thoughts at the moment??? I am only selling because i am thinking that the rezone to R60 in central MH will cause major oversupply and my once fairly rare R40 triplex block will be devalued by all of the soon to be 6unit sites selling for duplex prices on the other side of Anstruther Rd…..???? What do you think…

    Hi Miike,

    I've just painted over a similarly messy living area (ceiling was painted with a high gloss beige enamel..YUK), I gave it all a really good clean with sugarsoap, for the peeling areas i sanded back until it wasn't peeling anymore ran a heap of spakfilla over the area – sanded back to even up with the existing old paint. Then used a product called ESP (Easy Surface Prep) from Bunnings its as simple as wiping it on then wiping the excess off, let it sit for 90 mins then plain old ceiling white will bond to 10 year old high gloss enamel – was a lot easier than deglossing the whole area! Good luck.

    Is this a long term investment? … no one wanted to live in Mossman Park not that long ago.
    As for buying now if it was me i would be waiting and watching for at least  6 months… ( that way you can save a bigger deposit and personally i think you will be paying less and might not have to share 30% of you property with the government) if the market starts moving again you'll see it.
    Keep and eye on Hilton, there are some dropping prices starting to filter through and the bigger blocks are zoned for subdivision, very close to Freo on the express bus route to both train lines and uni, local shopping, rejuvination area, lots of parks, close enough to the beach. Buy a house sell off the back block use the equity and buy again.

    This will be the first time I have sold anything and i am a little nervous about regretting it in the future – i don't want to be one of the sheeple jumping on the bandwagon but with the rezoning i think it will be a very long time before i get the same money … and with zoning change i would have to build two storey untis which increases the development costs more than it increases the sale price …. if that make sense …

    My understanding is that one has common property and one doesn't, in WA a Survey strata or green title subdivision doesn't have any common property ie a shared driveway, while a strata subdivison has common property  ….. I think ….. I'm sure some of the very knowledgeable investors on this site will correct me if i have messed it up

    Hi Everyone,

    We have been persevering with PRD Edge Hill for the last couple of years but they seem to be going from bad to worse! The IP is less than 100m from their office yet they can't manage inspections without being prompted (2 months after they are due) and after inspecting it in late '06 i doubt half those inspections where actually carried out anyway! There were 'pot' plants on the roof – right above the gutter that we had to fix after the tenants used it to climb onto the roof to water their plants! Our pool man informed us that the tenant on the lease had moved out over a year ago and 4 of his footy mates were living there. Although the latest report is that the people who are living there now are good … don't know who they are… but apparently they're good! – thank god for the pool man!!!
    We have quotes for repairs that we requested be done (by their in house handyman – the only quote they can ever manage!) 6 months ago – door locks and the like which effect the tenants quite substantially. We tell them again and again if it is safety related just fix it …..
    but the rent keeps coming in and at the moment we are concentrating on building and don't need the hassle of vacancies/costs while we clean up the mess the tenants have made, (lucky for PRD we are interstate or we would have flicked them at the first chance) …. so PRD will get our money for a little longer and then we shall look into some of the agencies recommended above.
    Thanks for the recommendations sorry for the whinge … but i do feel better now!

    Hi Guys …. this post got me thinking – if i were to sell a property with a fixed rate loan which is crossed secured with another propery could i pay down the variable loan on the other property with the proceeds and keep the fixed loan, there is plenty of equity to secure the loan? Seems like a long shot as it would all be in my favour???!!!  I'm with Colonial if that makes any diff.

    Cool thanks Marc –  Takes the pressure off having to sort it straight away – I'm away at work now and going away on holiday when i get back into town. We gave him all of our paper work in August and this is the first we have heard of needing a diary!

    Yeah can't claim without a diary apparently. Some accountants seem a little more by the book than others – but better than being audited and caught out i guess

    Thanks Scott No Mates – will have to, I'm not real popular at home at the mo 'cause i managed to misplace the folder with all of our reciepts in it! I will see what i can come up with otherwise i might have to chalk it up to lesson learnt!

    Thanks Qlds007 … I actually bought the block a few years ago and have already made a min $400k gain – so maybe it wouldn't be worth it for this one???? … Can you recommend any books on the subject?

    I get letters from time to time from people wanting to purchase a property i own – they get my details from the local council, as do the real estate agents who send letters chasing listings – in WA, might be different in Vic. Good luck
