    Michael,

    Somewhere like Jeparit or Rainbow might qualify as “RE manager free zones”? Or at best managed from great distances if you don’t have a friend or a mum who could do it.

    All of my properties are in larger regional towns (Vic and NSW). I have one loser because of lack of due diligence. All of the others have done better than I expected.

    I had friends who said “Why are you buying there? You’re better of investing in the major cities ete etc”. They have since bought in some of the same areas because of the results I’ve achieved.

    I agree with Marsden re subdividing in country areas. Land is not usually a scarse resource.

    You need to decide what you want to achieve from your property investments then do the due diligence on the area you are interested in to see if it can support your goals.

    If a bank has a branch in a town you want to invest in you can usually get the money if you meet their other criteria although some banks have better terms for country areas than others.

    Good for you – for buying AND keeping the 30,000 plus potential competitors at bay! If the units are strata titled it also sounds like five properties to me. Your enthusiasm is inspiring.

    Hi Robbo,

    It might be worth comparing the rent currently being paid to market value. It might be reasonable and possible to put the rent up a few dollars to $102 per week (51,000*2/1000) and you’re there.

    For me having properties all over the place is part of the adventure. If you want to go you can and explore along the way.

    Hi Dingo,

    I would personally hesitate to install equipment that would need regular maintainance or could break down eg airconditioners, dishwashers unless it was specifically asked for or was necessary in a particular area eg far north Qld. Sometimes the return is not worth the extra maintainance.

    Adding a carport if there is no existing garage or carport is something that is comparatively cheap and often easy to do.

    Updating cupboard door handles or light fittings can make a big impression for little effort or cost.
