    Hi Poor Student,
    I would be interested in paying you a fee for finding me +ve properties, you could even stay in the deal if you like and build your portfolio that way.
    I am a new investor moving to Coolum Beach with my family, looking for cash flow properties and I don’t have a sense of areas being from out of the country.

    There is no such thing as being bored… I wonder why so many of you are doing things you don’t want to do in work. Isn’t life here so you can do the things you’ve always dreamed of. Anything is possible, anything; only fear is what holds us back. Everyone on this board today can be as wealthy as they wish, if you put your mind to it and focus.

    May be you could put your money into liquid bonds. They are above 5% at the moment, and you can cash them out at anytime.

    Many have written on this post, so I think I will follow. It’s great to read many of your posts, you have added to my search for information in real estate.
    Started 2 years back, and we have 3 commercial and 4 residental properties in the US only. We can’t wait to start investing in Australia in the near future. We have a goal of $60,000 passive income within the next 3 years, and by what I’ve read, it is definately feasible to do in this market.

    Receiving all those questions… hmm must be tough for the people asking the questions. If I were people out there, I would definately diversify, putting time and money into aspects of life that make money i.e. the stock market – long term & short term, and real estate – long term and short term. But, always invest in what you know, if not, use someone who does.[:)]

    Unfortunstely KennyC I do not know much about Land Taxes in the US, although you are correct with your business taxes. Also consider if you have a business, you can us your business expenses as a right-off for taxes, which is a big bonus.

    Wannabe,
    Keep the property, refinance for the full value at the present, take some money out, seeing that you have equity and buy the second IP and use some of the money to offset the first IP?
    May be this would work, just a thought?
