Asking for my dad, who lives in Australia. He needs a property manager to provide ongoing management of a single-tenant house located in Elmira, NY. We have been looking for some time, and it has proven difficult to find anybody suitable. I’m hoping that someone here might be able to refer me to somebody decent and reliable.
Thanks,

Hi group,
I own a commercial property, a retail shop in Victoria. I’m having a bit of a hard time with the tenant on the matter of insurance. I’m new to this, so I thought I’d ask the brain’s trust here.
It’s a pretty standard lease I think, the relevant parts look like this:

I have looked into it a bit. The refrigerated ones seem to be the go, as they have good insulation. They cost more though. I could see them being used as granny flats in big back yards of existing rental properties. Or as a hobby off-the-grid project/cubby house/man cave for personal use.
I wonder if some second-hand ones could be gotten cheaply…[Read more]andy28 replied to the topic Interest rate discounts for big borrowers in the forum Finance 12 years, 5 months ago

I was able to pick up 4 properties while on a PhD scholarship over the years 2001-2004. The banks like the security of the scholarship income. My scholarship brought in $17,000 a year (plus I had $7,000 coming in from a Saturday job). The properties ranged in price from $80,000 to $160,000. Haven’t been able to get a loan since as I’ve worked…[Read more]

number 8: Are you suggesting that switching to a credit union would limit your ability to borrow for further investment properties? Is this a real problem?

Got a 2nd quote on the guttering replacement, this time $1500… I'm going for it. The guy has done a good job previously for my parents, too. The first quote was $2800… quite a difference.

Any non-fencers ever attempted a picket fence themselves? I've been thinking about it and it might not be too hard if using ready-made pickets, which are available pretty cheaply.

Correction: the quote on the guttering was $3800 and the painting quote was $5000. I was being too generous. For carpeting the house, the quote was $3000. I ripped out the old carpet myself to save some money (2 carpet layers, plus underlay), and found another carpeter and got the price down to $2400.I hanged some custom blinds today mys…[Read more]

Was quoted $2800 to replace all guttering on a house (Californian bungalow), went to Bunnings and found the parts to be as cheap as chips ($200 MAX)! So am going to do some of it myself, and patch some holes.Painter's quote to paint the interior of the house, $3000. I took time off work from my job to do it myself, for better economy… I&#…[Read more]
