    Thanks Lucifer your a champion [cigar]! That helps. As for ordering valuations on properties well that’s a bit of a sore point with me. [angry2]

    Hi Blondie,

    I’m getting married in March, and trust me the arguments and disagreements about the wedding with each other and family are all part of it. I reckon if you can get through the organisation of a wedding then you can get through anything.

    We have been lucky with our families only offering advice when we asked for it. But I think most parents just want the day to be really special for you but lose sight of the fact that it’s what you want that counts.

    As for a small wedding….well. We originally wanted only 40 people, but most venues in Brisbane want a minimum of 70 (at $95 bucks a head!!). Anyway we negotiated 56 people which isn’t to bad and it’s all looking good.

    Spoke to an independant valuer today who advised that we should ask tha ANZ if they will accept an independant valuation before we fork out the money for one.

    Spoke to my ANZ branch who said that they would not accept an independant and would want to do a valuation themselves, bur still would not do one until we began paying some money off the loan.

    They did however say that if we had plans from a builder of what we wanted to do to the property, that they could then go ahead a give another valuation.

    I suppose I could tell them I wanted to sell the property as well……that way they would have to give me another valuation right??[eh]

    Definately going through a broker next time. [hmm]

    O.K. Guys, now I’m confused.

    Can I get a revaluation before 6 months to access any equity or not? We believe that our house would sell around the 200K mark if we put it straight back on the market.

    Hi 3 little pigs.

    No we have not asked for a reappraisal yet as the house hasn’t settled (does this matter?). We have secured early access to the property to do minor work to it and it settles in early Feb. However, we believe that if we put it straight back on the market as is, we could make a profit.

    I was asking ANZ about borrowing more in advance, so I knew where I stood when it came to acquiring finance. Maybe I jumped the gun a bit.

    I lived in DHA houses and I can attest the high high standard of upkeep and inspections done. I have never cleaned curtain tracks with a toothbrush for any other landlord

    Did they really make you do this Simon??[ohno]

    Yes, we were intending to do some minor work on the property which would have added some value to the property. I think, as I said earlier, I may have to go back and clarify our situation.

    I have however noticed a difference in the service between regional and city branches of banks when it comes to loans.

    If worst comes to worst then I’ll just go back to Suncorp or use a broker as you sugggested.

    Leo,

    The list is endless, providing what you decide to do will add more value to rent/property than what it costs to install or fit etc.

    Carports are a good one, new light fittings, doorknobs, garage, storage, fences, garden, painting interior/exterior or both………..

    Hi Gabbo,

    With early access, be aware that if you make improvements to the place and then for what ever reason can’t go through with the purchase then you lose and the vendor wins (maybe).

    If you make improvements and the vendor pulls out then you need to make sure you will be compensated.

    Your solicitor will be able to advise you on this, otherwise do what purplekiss suggests.
