Two things I learn't from doing a subdivision:1. It takes twice as long than expected2. It also costs heaps more than first thought.But if you can struggle through, the profit is pretty damn nice, and you'll also be surprised that you probably won't see much of a reduction in the value of the front house.Best wishes,

Hi Xenia,Yes I agree to bringing back the old "Subject Topic" section as it made it easier to just look at sections that interest me without trawling through pages. The other thing that's gone is the name of who made the last post as well as how many have read the article. Maybe I'm just getting old and don't like change !

Hi Ian,My understanding is that Capital Gains is calculated from when the asset is first purchased. In this case this is the land back in Dec '05. The house is an improvement on that initial asset and forms part of the cost base. Probably worth giving your Accountant a ring to confirm though.
