    Are you intending to do this more than once? It may be worth comparing the type of furniture available for hire with the type you get in a package deal. I know some looks shabby and you wouldn’t want it if it was going to devalue your house. However, may be worth considering?

    It’s a great idea to leave the void and get a bigger home and something I’ll definately talk to a builder about tomorrow. I’m in NSW and the house site is in Macksville.

    Devin, your figures look similar to my estimates. It’s great to get confirmation that I’m on the right track.

    Thanks for your tips Westan

    I have been quoted 35-40K to move the house and have now found two with potential. One is free for removal but will have some structural things to do once moved ie. replace the back wall, the other is supposed to have been renovated and they want $30K for the house but I am yet to look at it.

    This also depends if you are living in the property. I understand that you need to live in for 3 months if you intend to renovate before you sell. Check on the ATO website.

    To fix the holes try glueing a piece of wood in with construction adhesive such as liquid nails in the hole and then fill with builder’s bog or a small hole you can just use builder’s bog. Better still, measure the hole and then try and get door knobs with the same diameter so that you don’t have to fill the holes.

    With regard to painting the doors, try using a roller. These still leave marks until you get the hang of them but they are easier than a brush. If you want to use a brush again, load your brush with plenty of paint in big long strokes while painting it on as evenly as possible. Once you are happy with the coverage lightly run the brush on an angle (with the bristles trailing) over the entire length in the direction you want the strokes to run – called pointing off – and should even out the brush marks. Also if you use matt or semi gloss paint the marks aren’t as obvious as if you use a gloss. Ask for tips at your local paint shop.

    Before stepping into any reno on a rental property, ask yourself how much is it going to cost and then how much will it return. You may be better off dropping the rent by $5/week to get a tentant than spending $10K on a new kitchen to either increase your rent by $10/week or just secure a tenant.

    We have rented houses with both flowery wallpaper and flowery carpet. While my husband didn’t love it, we rented it for the location, which you say is great.

    Also, if you’re going to renovate your property, it may be worth waiting 12 months as this won’t be tax deductible now as it is considered to form part of the asking price. Check with your accountant on this.

    Do you have to replace the kitchen totally? You might like to consider putting in a new benchtop and door handles (we just did this for $1300) for a kitchen with 27 cupboards so may be a similar size. Another alternative may be to also replace the doors if the cupboards are OK eg. Bunnings ~$27/door for white glossy. You can probably do better than this from a kitchen shop. Try Nover kitchens as we have always found them to be very reasonable (their bowstring handles are only $1 – instead of $5+ from a hardware shop). Kitchen places also generally add 10% to all appliances that they supply, so it may pay for you to ring around for these also.

    Hi Troy and Bec

    We’re about to tackle our third house with an airless spray and this time we’re going to try outside too.

    Most things have been covered but here are a few tips from Dale as they have come to mind.

    You need to ensure that you thin the paint up to 15%.

    If you’re using a shield rather than masking, wipe off any accidental overspray within the first week, while the paint is still soft.

    We hired two different machines, the smaller one was about as useful as a spray can. Try and hire the biggest one they’ve got. The good one we used was on wheels and had a suction that you put in a 20 litre bucket. This is great for getting a job done quickly but watch for runs.

    We have found that the spray coat is thicker than a single roller coat, so we’ve only done an undercoat then one finish coat.

    In terms of the how, our second house we undercoated everywhere, then cornice and ceiling, then walls in the same day. Just left a gap of about a spray pattern under the cornice for cutting in. This may not work with colours which are really different shades (we used ceiling white and berger creme for the walls).

    Wear a good respirator, cap and glasses. Wash your glasses regularly.

    To get the job done in a day is really a two person job. One mixes, thins and refills paint.

    Use a quality trade type paint. The glossier the finish the harder it is to get it looking good, so perhaps a matt would be a good place to start. Practise with your ceilings as they are the most forgiving.

    We bought one of our tenants a new 68cm TV and they pay us an additional $10pw, always pay the rent on time and have signed a 2 year lease.

    It isn’t always appealing to tenants though. Others we have weren’t interested in any type of incentive to pay their rent on time.
