Are you intending to do this more than once? It may be worth comparing the type of furniture available for hire with the type you get in a package deal. I know some looks shabby and you wouldn’t want it if it was going to devalue your house. However, may be worth considering?

It’s a great idea to leave the void and get a bigger home and something I’ll definately talk to a builder about tomorrow. I’m in NSW and the house site is in Macksville.

I have been quoted 35-40K to move the house and have now found two with potential. One is free for removal but will have some structural things to do once moved ie. replace the back wall, the other is supposed to have been renovated and they want $30K for the house but I am yet to look at it.

This also depends if you are living in the property. I understand that you need to live in for 3 months if you intend to renovate before you sell. Check on the ATO website.

To fix the holes try glueing a piece of wood in with construction adhesive such as liquid nails in the hole and then fill with builder’s bog or a small hole you can just use builder’s bog. Better still, measure the hole and then try and get door knobs with the same diameter so that you don’t have to fill the holes.

Before stepping into any reno on a rental property, ask yourself how much is it going to cost and then how much will it return. You may be better off dropping the rent by $5/week to get a tentant than spending $10K on a new kitchen to either increase your rent by $10/week or just secure a tenant.

Do you have to replace the kitchen totally? You might like to consider putting in a new benchtop and door handles (we just did this for $1300) for a kitchen with 27 cupboards so may be a similar size. Another alternative may be to also replace the doors if the cupboards are OK eg. Bunnings ~$27/door for white glossy. You can probably do better…[Read more]

We bought one of our tenants a new 68cm TV and they pay us an additional $10pw, always pay the rent on time and have signed a 2 year lease.
It isn’t always appealing to tenants though. Others we have weren’t interested in any type of incentive to pay their rent on time.
