    I totally agree with you about washers, light bulbs etc. It amazes me that tenants would call a PM to have such things fixed. Security, on the other hand, I believe should be ‘reasonable’. I am by no means a nervous nelly but the lock on this particular door is hopeless! If I did not have a deadlock on my current door I would not care as the house is secure anyway.

    Another thing I think tenants love is a gardener if the property comes with a large garden. Also, internet cabling is a biggie. For many people this is now seen as a necessity (just ask some forumites!!).

    Finally, more than anything else tenants just want to feel like the place is their home, so a not-too-nosy landlord who treats the tenants with respect and affords them the privacy they deserve is invaluable!

    Intresting comments everyone.

    It will be Little Johnny for me again. I am also not happy with the whole Iraq debacle but once again, better the devil you know. Latham is a bit of a joke IMHO. All he does is complain, and do we not already hear enough of that in our day to day lives? Not sure how well he knows his policies either.

    Vote #1 for Monopoly!!! [biggrin]

    Hi all,

    I have just moved into a rental property for the first time and all I want is a deadlock on the door. I am no thief yet even I could break into this property in less than a minute through the front door! The Landlord won’t supply one.

    Surely security is high up on the list of tenant needs/wants. I agree with you on this one Derek.

    I also agree with you Blitzem. Who knows how long you may stay in a property? Surely hanging some pictures and patching up the wall (properly) afterwards is not asking too much in a lease that could go on for years?

    Neither of these things cost much but it is amazing the kind of opposition you can come up against!

    Hi Marney,

    I have given up on the CBA and now also ANZ (as soon as they placed a cap on the number of points you could earn). I now have a card with Westpac and regularly cash in my points for Coles Myer vouchers. The odd voucher here or there keeps me happy. They also have a program where you can save your points up and use them to book flights through their own travel agency. You can book any flight that is available, rather than just designated ‘award seats’. Have a look at their altitude rewards program.

    PS. Great post Yorker! Although I guess if you pay it off in full each month and the rewards outweigh the annual fee, they do have their advantages. [biggrin]

    Unfortunately someone beat me to the property with a really high offer (which was naturally accepted) but this advice is great for the future.

    When you say that the builder pays it, what if it is already an established property? I gather the builder only comes into the equation if you are purchasing a new property?

    I have also been told in the past that a LOC is secured against existing capital so I am still wondering about this too MarkyMark.

    Excuse my ignorance Derek but why would an ‘investment’ credit card impact on your borrowing power? Isn’t this in some ways akin to having a redraw facility? Hmm, maybe not – with a redraw facility you are redrawing your own money I guess…? Or do the banks see it as a credit card with a huge limit?

    Thanks very much Annavz, that was a very motivating post! I already have that property itch but I guess I am just looking for a little more guidance before I make the big move. Sounds like the Masterclass could be the way to go.

    Thanks Gatsby. Some food for thought.

    Any feedback from anyone else also? What is the most significant thing you get from these classes? Motivation, knowledge, guidance, number crunching skills…?? Sure, I understand that this will reflect your needs, but could anyone else please shed some light on their experiences?

    redwing, if you got the Spybot that I know of it tends to be quite out of date. You get very infrequent updates with this. Try downloading Ad-aware instead. It seems to be more up to date. The link has already been posted in this topic.

    Cheers Marc for a thoughtful post.

    I also subscribe to some of Napoleon Hill’s ideas. I have a quote of his up next to my desk:

    Whatever the mind can conceive and believe, it can achieve.

    Marc’s right – decide what it is you want to do, how to best manage your strategy in getting there, and also how to manage the way you would normally respond to these types of ideas. Do your best to ignore the doomsayers who will no doubt try to hold you back. (Let me clarify that, listen to them but if you know that you have dealt with whatever negative scenario they give you, learn to brush off their constant negative input – how much have they researched what it is that you set out to do?)

    All the best with it – I am sure you will find the best solution.
