    Ha ha ha – yes, true, but you know they ARE my FAMILY residentialwealth and I am not about to get TOO cheeky… afterall, where am I going to go for home cooked dinners now and then?? [biggrin] Point taken though, absolutely.

    Alwayscurious, I think I saw that interview too. He was great, wasn’t he? And despite his success he still came across as being quite down to earth (I thought). Ditto also to what you said about people who just say “no” to everything. I always think in my head “why not? How can I?” and there is always a way! Meanwhile, everyone around me just thinks I am being rash again…

    And Freedom – spot on – I guess I want my loved ones’ approval because one day I want to be able to share it with them also. My Dad always jokes that I am getting an education so I can fund his retirement, but honestly, I would like to be able to. This is all part of the grand plan!

    I just contacted the Victorian SRO and they confirmed that yes, you can own an IP in NZ and it won’t affect FHOG eligibility.

    Good news!! Time to get investing… [biggrin]

    Thanks Helen – a PhD is certainly a huge undertaking. I must admit that PI research is definitely a distraction. Perhaps I should use it as a reward whenever I hand in another piece of work…?

    As to Sis’ post you may want to check Kiyosaki’s book ‘If You Want To Be Rich And Happy Don’t Go To School’.

    Read it Gatsby! And yes, I am wading through 8 years straight of school… Didn’t love my previous degree but it served a purpose. Glad to say I am passionate about my current degree though so at least that is a great reason to show up on campus each day! What so many people don’t understand is just because I am passionate about my studies it doesn’t mean I can’t fit anything else in…!! [blink]

    Find yourself a mentor, or a particular person who will keep you accountable to your goals. This is the difference between success and SUCCESS!

    If there are any successful investors out there who would enjoy being a mentor to me, please PM me! I am pretty busy anyway so won’t hound you with questions but it would be great to have someone there to provide a bit of back up now and then. Highly motivated people, apply within!!!     Sorry Simon,

    I did not express myself very clearly in my previous post. What I was trying to say was that I read through the information on your site and used the links to my state’s SRO website, and after reading most of the information there I was still unable to find anything that states that an overseas IP affects FHOG eligibility.

    Sorry to make you go to the extra effort of pasting material into this thread when I had read it anyway… Oh, got the guilts now… [sad] Thanks for taking the time to follow up.

    I will endeavour to articulate my posts more clearly in the future…!! [blush2]

    I visited your site and the SRO site for my state and can not find any information about an overseas IP affecting my eligibility. I will call the local office to confirm though, as suggested.

    Andy, you have epitomised my feelings in that one short sentence. My family DO want me to succeed but yes I certainly felt let down by their lack of encouragement. That was what prompted my initial post in this thread I guess – it is a very isolating feeling when the people who know you best tell you that you are doing the wrong thing.

    As for friends… well the vast majority of my friends are on a totally different wavelength, and just like Sis said, we have general mate talk or just chat about our studies, families, shopping (!!) etc. Great friends nonetheless but no one who is focused on investing of any sort…

    I might just have to increase my daily fix of chatter with other forumites!!

    WOW – what a show of support and a huge response so quickly!!

    Thank you everyone for your ideas and encouragement. You are all so spot on. I guess my problem is that I WANT to be able to discuss this with my partner and family but no one is willing to either do this logically or do it for any decent length at all! And I love them all so much so it really eats at me that this has become such a ‘no go zone’ as I hang on to the idealistic notion that you should ALWAYS be able to discuss what matters most with those that matter most.

    As for the fact that I “should concentrate on my study” – has anyone else been in this same or similar position? I realise that by studying as well as attempting to get started as an investor that yes, I am biting off a huge chunk, but it has got to be possible, right? Any similar stories would be appreciated… be it with a hectic job, large family, whatever. Any tips on how you managed your priorities and managed to fit everything into one day?

    Scotty B, I have my plans written down and this certainly helps. Sonja, your post really struck a chord with me – and yes I will certainly continue to spend a lot of time on here with like-minded (much appreciated!) others.

    DD, I am so tempted not to tell anyone what I am doing now but I feel that I could not, and would not want to keep something such as this from my partner. He believes in all of this but keeps thinking “we can’t yet, we’re not in a position yet”. For any of you who went to Steve’s seminar last Wednesday in Melbourne he fits perfectly into Steve’s example of a person who wants everything lined up perfectly in front of them before they are ready. And we all know that this never happens – you just have to jump in regardless! But I love him to bits, and would also love him to be a part of this.

    I could keep replying to all of the little things that all of you have said because it all resonated with me so much and makes SO MUCH SENSE. Thank you thank you thank you! Keep it coming!!!

    So Pelican, have they no way of finding out that I own an IP in NZ (say I end up purchasing one)? I would prefer to abide by the law at all times, but by all means, if there is a ‘legal loophole’ I would use it. As for my perceived need – yes I do need it. I am a full time student (emphasis there on FULL TIME – very much so) and hold down a number of jobs just to make ends meet for most of the year. When it comes to buying a PPOR I will certainly be relying on the FHOG to get me over the line.

    Thanks for the advice Richmond. Perhaps that was what I wanted to hear?? Is there anyone on here who would tell me otherwise?

    As for being at “my age”, well, I’ve got a few years on the rest of them around campus and wish that “my age” felt young…. ha! Maybe it is and I just won’t realise until I have doubled it!! [biggrin]

    I do some mystery shopping work on the side (when I need extra pocket money!) and regularly mystery shop banks. For those of you who don’t know what mystery shopping is, it is a service provided by a company (my employer) to other companies that allows them to check up on their staff. They do this to ensure that their staff say the things they are trained to say and do so with an appropriate manner.

    ALL of the big banks use this service and not only do they check up on their own staff, they check the customer service skills and promotion details of other banks (to establish the benchmark).

    SO, if this hasn’t already been too long winded, my point is that I have a lot (far too much) of interaction with banks and I spend a lot of time assessing the service(s) that they provide.

    And what have I found?

    As above, they all have their good times and their bad times. I changed banks as a result of one of my mystery shops (the service I received was outstanding) and then on a subsequent shop I received appalling service from the same branch! This is mirrored in the service provided by call centre staff – the service varies COMPLETELY depending on who happens to grab your call from the neverending queue.

    Change banks if it makes you happier and you will get what you want in the short term… just don’t expect that they will continue to bend over backwards for you as everyone seems to attest that they won’t.

    Ditto to what everyone else has said really.

    You can’t go past an independent report. Don’t explain the situation to the pest inspector (you don’t want to induce bias) just try to arrange for it to be done ASAP.

    And don’t cave in to these people if they are applying the pressure in bucketloads. If you sell your house to people who are taking advantage of you it will P*** you off forever! Not that we want to get emotional about these things but at the end of the day, who wants to give a good deal to someone who has no hesitation in manipulating you?

    You need to also consider what to do if an independent report comes back confirming that there is in fact substantial damage. If this is the case, is the price reduction suggested by the purchaser reasonable?

    So then, just to clarify things, what are the benefits of choosing a NZ bank over an Australian bank? Or perhaps even, what are the advantages of having an Australian bank over a NZ one?

    What kind of currency complications are you talking about please Del?

    Being untidy isn’t the worst thing that could happen. If the tennants keep the place in a ‘satisfactory’ condition, pay their rent on time and wish to stay on, do you really want to move them on? Is it worth it?
