Hi Original Sinner yep my thoughts too – currently my annual loss would be around $2500 however over time (as rents hopefully increase), it will break eevn and ultimately be positive cashflow and you are right I can afford to wait.
Does seem undervalued and from reading various property magazines and general research I’ve been led to believe that…[Read more]

Hello,
In the Erskine Park and St Clair areas, is there much more land available in these areas to build more houses? That was my question regarding supply of houses in that area – is the governemtn approving additional houses to be built in Erskine Park and St Clair? If not, there would be a limited supply of houses in that area, which…[Read more]

Hi Josh, I purchased a house in Tamworth in early 2011 and went for Tamworth because I thought it was better thatn Wagga Wagga.
I actually visited both places and thought Tamworth just seemed a better place to invest – both wagga ad tamworth were the regions I narrowed down to because I definitely wanted to invest in a regional town as I had not…[Read more]ajayayyar replied to the topic Tamworth in the forum General Property 10 years, 10 months ago

Thanks Terry. Anywhere in particular I can find out more about discretionary trusts?

Not really. You will end up paying more tax as companies are charged a flat rate of 30%. Also no 50% CGT discount available.Look at discretionary trusts instead.ajayayyar replied to the topic Worth buying units less than 50 square meters? in the forum General Property 13 years, 3 months ago

All sounds good in theory. In practice my Potts Point unit (TINY) has gone up 50% in 3 years. Had no trouble refinancing it last year at the higher price.7.9% yield. It's my most favourite purchase. Very low vacancy rates.Hi Catalyst – just wondering, is yours the Crescent on Bayswater?
ajayayyar replied to the topic BUY Reports or not in the forum Help Needed! 13 years, 6 months ago
I would advise against buying reports unless there is a low fixed yearly cost to access a range of data.I tried RP data in the past and was extremely disappointed – they charged $70 for a useless report in one postcode location and when I told them I didn't get what I paid for, they said that's all they provide.Try http://www.onthehouse.com.au

The agency could look for prior references on a property manager and esablish their track record of service etc. Its may not always easy to ascertain I guess. But its the property manager (i.e. the individual) who probably makes the biggest difference at the end of the day.

Hi Robbie,I would recommend Tamworth – I recently purchased there. You will need to look around hard to find a good property at your pricepoint however somewhere around the Westdale area would be recommended, but try to find something in a "better part" of the area.Regards,Ajay
