This thread seems to be about deversifying so I thought that this may be of interest for those looking at options, I saw it on the weekend and it sounded like he was looking for Australian backers
he’s trying to keep the inventions in aus
Australians are reknowned for their inventiveness. The postage stamp, the photocopier, the ute, the black box flight recorder, the stump jump plough and the cochlear implant all sprang from the brains of clever Australians. Rural Australians are especially inventive, but getting city financiers to back them can often be so difficult that their ideas never see the light of day. But one man is trying to change all that. http://www.abc.net.au/landline
I think I’m a lot worse than most…. but then, we do budget for absolutely everything. We put away $400.00 a week into a separate account, and this covers every bill (i.e. including car rego, insurances, phone, gas, rates, everything) plus it also covers groceries, petrol, car repairs plus any medical expenses where we might be out of pocket after the Medicare rebate.
On top of that, we still draw a further $120.00 a week for “general” stuff – eg lunches, bread, entertainment, occasional take-aways, etc.
All that aside, we also manage to put one wage towards the mortgage. This gets taken out as soon as my hubby gets paid, so there’s no confusion there either.
Whatever’s left in the general savings account is ours to spend how we like.
Good luck with the budget!! I think it’s worth the effort.

let’s see 4 adults $700 p/fortnight for food ,doc, house etc

having missed TT i don’t know what you mean but it sounds fascinating.
So what was the story?? Was it a tenants from hell or ‘poor tenants’?? Which “======” are we trying to find?
We could get stung – ‘we’ being landlords???— oh, it’s a tenant from hell story…..
???
TT 23/9 6.30
tenents from the tip
the next landlord
not sure how we can help But the numbers are in the forum so it could involve someone

Im sorry i brought up the subject but i was just more or less giving advise to M1in12 the reason i mentioned that it would not be good to publicise is that their are al lot of factors involved. If you new the lotto numbers before the draw would you tell somebody,(extreme), if you studied to be a doctor for 6 years would you hand out your assignments, if you were poor and received ten thousand dollars would you give it away to someone rich? Why are people buying iP’s. I only know of 2 good reasons, to become wealthy or to be your own boss. Im sure their are other reasons but i am also sure that the percentage of people will agree with me. I dont think Steve would reveal his locations on this forum. Rich people dont get rich by giving money away. []
Sorry rich poeople do give money away (mainly the god ones)read the book mover of men and mountains It’s as good as rich dad different format it seems to me that out of the20,000 on this forum only asmall number are buying at this time besides while there buying innisfail that leaves the other areas close by open ???

With all the trouble with inspections you see on tv would it be an idea for this forum to have a list of GOOD b/i’s that could be used by the forum

You just descibed my situation (excepting that the male slaves should be replaced by nubile, energetic smiling nymphettes, grateful to be baking in the awe of my prescence !!).
The 11 second thing is the easy bit. Just divide the projected weekly rent by two. Multiply the answer by 1000, and see how close this arrives at the asking price. Negotiate from there. Remember, it’s only a guide. Alternatively, look for projected rent which annually equates to around 10% of the purchase price.
Once you have sorted this out, move on to wraps and options. That’s where it gets tricky, but interesting. Remember the 2nd Golden Rule, “Risk equals Return”.
The first Golden Rule is “He/She who owns the gold .. Rules”. Place yourself in a position of control.
All the best with your ventures .. your mentoring will come about by way of the collective thought directed to and for you. Keep asking questions, as those with knowledge and experience can’t help but to share it, particularly if they see an error to correct.
Kind regards, Phil
