just a quick one dont use ross or gribbin realestate. unfortunetly ross property management has gone done the drain and gribbin was never any good to start with.

I live and have 3 places in TSV. 2 units and trying to build a house. if u need a favour or some local help email me, adriannqld hotmail com. i use an accountant on thruingowa drive Kirwan but i dont know one that can provide good mentoring. if an accountant knows how to make good money in property why wouldnt they quit accounting and invest full time like steve.

just confirm you have seen the property. I would rather invest in Mt Iza (which maybe experiencing a little boom thanks to better than expected prospecting results at one of their mines). as long as u see the property and have everything in writing
these deals are not advertised in the townsville area yet they are available here in townsville. sounds fishy. wouldnt it make sense for these people to advertise locally. there is nothing with yeild that high advertised in our townsville bulletin realestate guide.
danibright were did you hear about these deals. sounds to good to be true. such high yeilds in Townsville & Sunshine Coast. If the figures are correct and there are no skeletons in the closet they would be snapped up real quick by investors(probably even sold before making to the public).

yeah. Ayr is small but alright place. yesterday i saw a coule of ok deals for their. off top of my head was 120k with 170pw return for house. dont know about long term for the area though. there is a lot of employment from the land and mill. 90km sth of tsv. there are a few towns like this around tsv but they need sugar exports. if this industry goes any further down these towns are in trouble
I Pay about 1800pyr in Hermit Park Townsville for a 2bd Townhouse with views of nothing. TSV city Council use the value of the property + so much for each Toilet (yes ea toilet, i have 2 and i promise i go just as often as someone who has 1 toilet but pay extra) and so much for garbage. you get a nice discount off your PPOR though. if you live in it call up and tell the council.

Dont know about Mt Morgan but what these guys are saying about ingham/halifax is spot on. Halifax is lovely have a young mate living their. however like most young locals up there he is trying to get work in Townsville or Cairns. Numerous/most locals and R.Agents have expressed concerns for Ingham. Halifax however have a 2nd asset, their beach. Prices have jumped in the last yr on most beachfronts betweens TSV & Cairns. i would like to buy beachfront aswell but perhaps closer to Cairns. but this is just my opinion, happy investing

Possible, but in my opinion, unlikely. Do we have any insiders here that can comment on the idea? I don’t think the Americans even know yet but Rocky has a bit of competition with northern towns. Personally I would like to see the base established near Townsville. Raaf, Army and Small Navy present. Yanks are always coming through, sometimes by the boat full. note, prior and during the last Excercise (Croc03) Townsville was a starting point for a lot of units. You should have seen the Port.
Ps. On the funny side I would like to thank the Marine I met on the town last Saturday night. He came over with a nice girl and tried to impress her, myself and my friends. About 5 minutes later he quietly left by himself as my mate got his girl.
as Beanie just said, and sis’s friend who works their will tell you it depends on the mine. if there is a sudden flood or influx of properties i would stay away from the town. alot of places in regional areas are based on one industry and if that one industy or business controlling the industry decides to move, well. research the town, the industry, the main processing plant (if there is one) and talk to as many locals as possible.
Thayer. message me next week and i can have some info for you. off the top off my head i would say stay away. my mate sold his house there recently and no capital gain in 6 or something years. he has now bought properties in Townsville getting growth and +CF. can ask him when he gets back from the mines though and forward you more info, just message me next week and ill ask him your questions. Im also looking at building a set of flats or townhouses in North Queensland. I dont really know where to start but this is my concept using Rugby fans figures for construction and NQLD prices.
If I can Build 6 x 2*Bed Townhouses for $130k ea = $780k + $80 land (NQLD) $20k pool, + Legals, Council, etc. $20K. total $900k or $150k ea. i could easly resell these for $190k ea. Alternativly with good investors i could sell them off the plan before construction begins [?] if i couldnt get all the finance myself (likly). Do the Maths you could spend $900k building a $1.14M asset (20%equity) and rent them out for possibly a +cflow.
All im trying to say is dont give up[]. Succesful investors would might see building units as decent project but not worth their own personal time. If you are time rich & money poor this might just be a big, long but worthwile project. this is something out of most ordinary investors reach ($ & mentaly wise). Anyhow who wants to be ordinary[^].
