    LeaLea, Im in Townsville. Im looking at 2 seperate unrelated properties. 3/4 bedrooms, 1 bath, 260-290k. each. Looking at adding a Granny Flat and renting out rooms individually around 150each. If you do go for Townsville let me know. There are a couple of people on this website that live up here.

    Just for anyone reading this.

    I just read the post. Doesn't look like anyone has the connections. I just spent a year in China. Have a fair few however not for Kitchen. Can find and source.

    In China they use Taobao not Ebay. Ebay/Grays are full of people reselling Chinese stuff marked up. If anyone want to import from China, I may be able to help. Personally, if I had a 2 or more kitchens or Reno jobs on I would import the same Kaboodle / flat pack stuff as sold in Bunnings direct from China. Bunnings imports most of there stock from their anyway. Need a good Buyers agent and a few other things though. I got most sorted out.

    it cost, however I have seen cheap demo periods. a few bucks for a week or month.

    My wingman uses Advanced Price Finder or something like that.

    Hi, Im hoping to share knowledge/ability with any Vendor Finance people in particular areas. Just did another course from a different VF/Option group.

    Market Ready to make a 'Sandwich' deal, or buy, renovate, rent, resell slowly. Can partner, share, JV.

    Hi guys. What are your thoughts here.

    Stevie, have you heard about Vendor Finance? One of my best mates does it. Instead of properties being rented out, there sold on Vendor Finance.

    Basic strategy I would use. Source average properties in regional areas like Townsville or Albury, Only buy what you can get 5% under value, do minimal cosmetics, resell on Vendor Finance 5% over value. VF isn't super easy, however CF is better then just renting them out. Buyers deposit could give you half your deposit back (flexible) and the bank (particularly if u just gave buyers a Lease Option) would see the higher yield on the property so your serviceability should higher as well supporting your next buy better.

    PS. I prefer setting up Cashflow from Australia and living in cities like Shanghai, Chiang Mai, KL. Cost of living and partying is lower than Australia and a small AU+CF is plenty.

    Hi guys, Anyone have a Spread sheet for crunching the numbers. I have been out of the game for a few years and getting back.

    Hoping someone would be able to share their spread sheets with the Maths.

    Im looking at Townsville and Brisbane. In my opinion, Brisbane better growth, Townsville better Cashflow & at a lower buy in, manufactured growth should be easier.

    Hi Chrighto, I went through similar at the start of the GFO/GFC (I like to call it GFO for Opportunity)

    I spent a couple of years soul searching, rediscovering myself and life. Your physical and mental health most important.

    After all the crap i went through, I'm would only contemplate a serious relationship with a woman that has her own assets.

    Sloppy stuff aside, as some of the others have said,

    1. whats your long term

    2. whats your style/s  SWOT

    3. asset protection

    hahaha, what a coincidence. I was just with Daniel at 'The Pad'. I've heard about them for a while, Daniel is great. Dao, give them a call.

    I believe you want your place to be LMR, I read above its Low Residential great.

    Next if you want to rent out 7 rooms have to become a:

    Multi – unit dwelling: a use of premises as the principal place of longer term residence by several discrete households, domestic groups or individuals irrespective of the building form… Example of other forms of multi-unit dwelling include boarding house, retirement village, nursing home, … hostel….

    To change it from a house to Mulit-unit dwelling, have to deal with Council, and fire safety. The fire safety  includes, monthly inspections, alarms hardwired to each room etc. Firesaftey is a large cost. Sometimes investors with 6 rooms will leave the 6th room empty.

    My Opinion, you having 7 rooms, speak to Daniel at The Pad and look for ways to increase the rental return.

    ps. Im no way related to "The Pad'  just looking at buying, increasing rooms, having them assist in the process.

    HI mate,

    I live and bought in Townsville over the last 20yrs.  My thoughts, small regional but close enough to Townsville that it won't die. yet lying flat for some time. What kind of property are you looking at there?

    I have seen Entreprenuer groups where they all help each other become better Entreprenuers. I think there still Entreprenuers (trying to achieve more but limited by those around them).  You can really benefit by having a people ahead of you. Suggest a couple of ol dogs that have done a few deals or made a few million. Or have some Millionairs drop in occasionally. Or guys like Rick

    Sebastian, I found a lack of Mentors. I don't want to be retiring at 40. I want to retire at 30.

    What Rick Sta says is interesting. I did it similar to him. I attended meetups and talked more but relised that there was so much BS out there. I had 50yr olds giving me lots of advice and they were all working 40hours perweek.   Rick, if your up for lunch someday holla. Im visiting family in Townsville till the 13September.

    Matt 300k for these areas I think if you had a partner it would be great and possibly easier to pull off successfully. If its one of your first reno's remember learning through the process can be more important than success it self.  Go for it mate.

    There seems to be 99% talk / 1% action. I came back from Europe to help my family get started with Investing in USA. We have not directly made contact with anyone thats actually doing it. (anyone that clearly is not in any associations getting paid to hype it up or possibly receiving business through it)

    Guys in case I have missed it, can anyone point to evidence or post of people actually doing it. Thank you very much

    PS. Morpheus or anyone else thats done it, please if you dont mind post some results or thoughts after your trip. Big thanks and returns.

    To All frustrated Investors. There are always ways to make money regardless. You just have to find the way to do.

    If your here to make money and more cash flow and cant find a way to do it you need to do something important.

    Think outside the Square.

    Savings, Stocks, Options, Warrants, Property, Development, Land, New Business, Web based Business, Mentoring, Extra after hours work, Online surveys, Education. There are ways to make $$. If properties are out of reach maybe now is a time to find other sources to save up for your deposit.

    Im in a similar boat. I have 3 properties, A, B & C. I have a spare 60k equity in A and 70k in B. I want more investments but running low on spare cash flow to fund any negative geared property. and +CF opportunities are running low.

    I have decided not to sell, i believe NQ, and Isa still have a fair bit more growth to do as our region becomes more well known to investors and the area continues to boom in numerous different sectors(defence, mining, refining, etc).
    I am considering using the equity of property A to buy into managed funds and get a margin loan on top. (considering international property)
    and doing the obvious and use property B equity to buy another property as close to +CF as possible near Tsv.
    ps. how did you get started in commercial property in Tsv
