Hear what you are saying Dave but for me the financial benefits of renting and investing would make sense. Unfortunately the decision to sell and rent is one I have been vetoed on. My wifes nesting needs far outweigh my investing sense and therefore I am happy to stay put…for now. I guess it comes with knowing that I am the weaker sex….I know my place….

Have you talked to a good broker to see how much money you could borrow so you knwo where to look ?

Don’t discount the wrapping thing on the coast. I was contacted about 5 months ago to do a wrap in GC for a house around the $250K mark. Didn’t come off but there were people interested. Stick an ad in the local rag and see what turns up……cheap market survey to see if there is demand.

I do a little bitof anything though I must admit to not having done a wrap for 6 months. I currently mainly do Buy and holds and also a smattering of renovating (though the market is getting harder for these). We have also done two quick cash deals of late which we have been fortunate to find.Enjoy

Unfirtunately the bank manager more than likely told the valuer the price paid. He will always act for the good of the bank first (After all they employ him/her). It is handy to have a list of the approved valuers and I am sure someone on the site could help you with that. If you had got your own valuation done and the value came in higher you would have had trouble getting the bank to use that valuation as they always use the lesser of the purchase price or the valuation. One way to get around these sort of problems is to either find a sympathetic bank (ha ha) or pay cash for the deal then refinance after on a valuation. Means having a lot of money out there for a while but a fairly quick recoup. $235K is a lot of money but thought I would through in the suggestion anyway.Hope this helps.

I have heard of nothing exactly like you talk about but I know of many people who offer a cash payment for a lead that comes to fruition. Also there are many ways to do no money down deals in Australia. You just gotta find the vendors motivated enough to do the deal.

David, don’t know if you have met Mini but she is truly a great girl. Always free with time and help and a truly wonderful person. She deserves the praise.On the other note. I myself don’t “tell” people where I invest for two reasons.
1. I believe in the fish principle….you know the one. Give a man a fish he eats for a day…..teach a man to fish he feeds himself forever.
2. I also worry that where I am investing is not the best place for other people to invest. Unfortunately inmy early investing days I had friends look where I go because I went there. Whether it is what they want or not. Whether they understand the dynamics of the place or not. So as a rule now I play my cards close to my chest. If someone came out and asked me I would tell them but as a general rule I keep it quiet so I can’t lead others astray. I figure my risk profile is something I am comfortable with but others may not be.

Is the office recognised by council.
What businesses will they allow to operate there. It may be worth a call to council to find out what the go is. They can clarify any operating parameters.Enjoy

You certainly can rent from trust after all it is another entity. Why involve the property manager. If you can show reasonable rent then why throw money away. I don’t think you are going to default on yourself ??

No right or wrong here. You have to feel comfortable within yourself. For me it is a business so I will increase rents if they are fair. In this case I would maybe come up on the rent and offer to improve the property for the tenant. Maybe fans, A/C, etc may make the tenants life more bearable and then the rent hike is not for money’s sake but an improvement in the property. Explain that the oprice rise has to happen but you are willing to imrpove the property up to a value for the invcrease. Eg.rent goes up $10/week you might put fans in four-five rooms.
The other side is waying up if the tenant is worth the lesser money because of their solidity. Good tenant needs special care. Still I would do the improvement thing.

7 days and only a few houses. How come you didn’t see more. Did yo have trouble getting into places with agents or just nothing that worked ?
I am away this week for 6 days on a property trail and I would expect to look at at least 50 properties. Not judging Just wondering.Enjoy

You could always vendor finance the property to increase cashflow.
