Well I’ll be. The truth behind the name comes from what Steve has taught and shown me. Also the amount I have learned from this forum over it’s brief bu thectic life. It is a true name for me. I know that in the not to distant future this name will have even more application to my life. Thanks to the lads at PI.com.

I remember the first seminar I met Steve and Dave at in Coolum (Dave conviced me to get that Wrap pack….thank goodness best $2000 I ever spent).
That night set my world of investing on fire. The reason….I used the knowledge and did it. You can go to seminar’s all you want but application is a whole lot better than participation.
If you don’t apply the knowledge you have had a very expensive buzz. I’m sure we all have ways of getting a buzz that are a lot cheaper.
So as Mini said don’t bury the knowledge let the light shine……

Interesting Point Mini. Something to think on. I guess though that even if it doesn’t burst it may flatten out for a while. To be honest I don’t think about it much as I buy on numbers that make sense whether bubbly or flat (much like I know you do). I guess the rule for me is if I am worried about bubbles then maybe I am investing in the wrong market or the wrong way.

You pay tax there and you pay tax here with a foreign credit. This is if you do it as an individual. If you use a company well there are many variations to approaches there depending on what you want to achieve. But simply it is the same as above but with the protection of a corporate structure.

]To answer your question I need to ask a few.
What are you trying to achieve from your investing? What are your goals,desires, etc ?
What time frame do you want things to happen ?What is wrong with buying in your own area rather than a metro area ?
Time may be hard but I also have two kids and both my wife and I work and we are involved with a few organisations that take time and we still make time. My kids have been to many open houses and inspections and we always try and make it fun and include a trip in it or a meal somewhere.
Nothing worth having is easy and property investing is just that…..butI will say that it is fun. Sounds like you have the money to do something so fire back your answers and let us share with you.

I do believe That propertyinvesting.com seminars are good. I am not just peeing in the lads pocket but I have been to two. I went to the first with a mate and we both came back having had a ball and learnt stuff. I took my wife the next time and learnt more and my wife also had a ball. If and when the lads run another I will be there and I will bring more friends by telling them it is a must be there event.Enjoy

I also am addicted though I find that as property grows my time shrinks so I will say sorry for not replying as often as I should. It is good to have such a great community to share with.

The Key for me is the fact that there is no right or worng way to do proprety. There are two factors that decide for me. What I am comfortable with and what the market is allowing me to do.There are so many ways to make a dollar in the RE Market I wanted to try them to see what worked well for me. I see the differnet approach as tools in my belt. Sometimes I need a hammer and sometimes I may need a screwdriver. If I understand the different methods then that allows me to continue investing no matter what the market is doing.
The more tools the more options.

Long and short of it is get a discount on purchae price. Estimate repair costs and seek that as a discount on original contract price. The negotiation is not over until the day of settlement.

Hey all. Hope everyone is well.
Over this past year I have tried most strategies. Lucky for me they have been successful but I still find that the most powerful amongst them all is Cashflow. I bought properties for cashflow that have gone up significantly so I have cashed a few in and even though I will face CGT the end situation will be tht I own my PPOR (home). I see that as a great move as it allows me to have an excellent base for buying when opportunities present themselves.
I am still actively hunting Cashflow deals and also looking for Reno’s to cash and debt reduce.
I figure it doesn’t matter what strategy you use as long as it takes you closer to your end goal. So when I sell a house I reduce debt on the portfolio. This has been extremely successful in one year where I see my nett wealth has gone up significantly.
In conclusion I still believe Cashflow is king. I can do unlimited deals as long as I buy for cashflow. When I accompany that with reno and sell that sees a debt reduction plan kick in. Paired I have found them excellent tools for me. I cannot argue that my relationship with one agent has made this process very profitable and given me a new friend to boot.
I must admit though that I am also thinking about firing up the Wrap machine again (or maybe Licence to Occupy).

NZ is quite intersting in that the Govt values the property asa whole rather than how we Australians value just the land worth. This is alled the GV or Government Value.

Talk to your bank or a broker. Guys like Stuart on the forum can help (www.prosolution.com.au) . There are others here as well and/or ask your friends who they have used and felt comfortable with. Make sure though thatthe broker is an investor or works with investors. THey need to understand where you are coming from and why you are doing what you want to do.
