Good to see you here Kattan. You’re question is very broad but what sort of properties are you looking at investing in ? What is your goal for investing ?
In passing though the best way not ot max out your loan is to consider cash flow positive properties. As long as you have deposits you can continue to buy houses. On the flip side when equity goes up in a cap gain property then it increases your LVR enabling an increase in borrowing capacity.
Like I said earlier depends on what you want to achieve and by when.Look forward to the reply.

Hey all,
I think any amount that one can save on and live on is a good amount to earn.With welfare being what it is today it is hard to say that $xxxx is better or worse because the person on a leser income may receive childcare, etc from the government (which is never a calculated figure for the amount earned). In saying this I am lucky that I have a good job that pays well and we don’t have t rely on the govt of the day changing the rules.
It would be interesting to see how a family on $35K scratches up to a family on $70K both with two kids at childcare, govt payments, etc.
Wish I had the brains and the nouse to do it but alas I do not.
As it is I am happy where I am and looking forward to where I will be tomorrow.

People from a club or wherever should make no difference. It is about networking with people who can make deals happen and have them available for you. If you have friends on the “inside” that could work to your advantage. Check out all possibilities but always remember business and pleasure don’t mix well…….Enjoy

and any other real estate network also has there websites.Property is a time game and it requires your energy to generate wealth. The old adage of nothing is free still applies. If someone offers you the best deal in the world there is usually a reason why they are not taking it themselves. Learn, share and grow. This website is awesome with knowledge but don’t expect people to point ou to the spot to go fishing…..that’s something you must find yourself.

Compare the prices to local prices Steve and see if it is a good deal. Check out roofing costs, etc. The rent sounds cheap but that is up to you. I always keep things with family atmarket rates then there can be no problems or issues. Then again I have never rented a house to family only done some deals with them. On the face of it though some of the prices in wanganui seem much dearer than what you are paying so it might be a good deal. Just make sure it is all doen legally, etc. Don’t want it to come back and bite you.

Good call Harold. Ipswich was and still is a great place to invest. As Harold said you have to be aware of the market and what is happening but there are still deals out there. Ipswich is where I cut my teeth and still consider it a second home. As in all places there are good and bad agents but I am pretty happy with the ones I deal with. Honest and forthright.

I think you have it. You would need the house revlued but then you could access the money. It is good to talk to a good Broker about your options. Try calling someone like Stuart at prosolution and seeing what he reccomends. Run the numbers past him and see what happens. He knows his stuff. There are other brokers on the forum as well.

Lots of ways to do it Steph but it is probably good to say that the deposits will create new loans which stand alone and are not cross-collateralised.
As to the PPOR part If your house is worth $150K and you owe $120K then it is at 80% LVR and there is nothing to redaw unless you want to go to a higher LVR. If your house was worth $200K and theloan was $130K then you could have $30K available to redraw (with the right facility).

Just clarifying something.
A company in itself owning property will not get CGT discount but a trust with a corporate trustee in it’s distribution could allocate the gain to the lowest tax beneficiary. Thus a trust can (via distribution)allocate the gain and allow the 50% discount to be passed on.
As tot he tax bracket this again applies if it is purely owned by the company. If the trust were in place as well that will change things.
Costs are a factor but I am structuring myself for 5-10 years down the track when the appropriate structure will really start to make a difference for me.
