One of the problems with such an idea is that this site is about sharing ideas and approaches it is not a real estate sales point. There is a certain amount of responsibility with allowing people to advertise, etc. as the sharks do come out to swim and many are unwary. As to Caveat Emptor (Buyer Beware) I know Steve/Dave are not happy to see anyone being mislead especially through this site.
You would be surprised how many posts get removed because of overt advertising on this site. Often what amazes me is by the time they are removed people have already replied asking for more info. I guess everyone wants it on a platter rather than going out in the field and digging it up themselves.
I still firmly believe that the best deals are the ones sourced by you. The major part of the learning is the journey not the end. If time is a problem not being able to get out and find the deals….what are you willing to sacrifice to this end? How important is success to you? We all have problems but how do we solve them. As I heard on the radio today. “We are all faced with great opportunities wrapped in the packaging of huge problems.” Are you willing to be an unwrapper or would you rather leave it under the tree.

I’m with M here. Don’t waste your time. Use your time to find the next deal where you can make another $25K and also learn skills in the process. Don’t waste your time and energy on a situation which will not really get better or gain you any skills or knowledge.

As to his claim….. I know Stu and I know he could do it…..easy.

Question for you. What did you lose by the RE not banking the cheque ? Did you still sell the house for the price you wanted ? I cannot imagine how frustrating it must be to be in this situation but I am worried that you are spending a lot of energy on negative processes rather than positive ones. I don’t mean to offend but it was just my observation.
I know I have been wronged before but I believe that every dog has it’s day. Look forward to hearing more of the situation.[]

Hey hippychick. Good to see you out here. I always feel it is wise to make the most of your assets and abilities so as to enrich others along the way.
As to the plan. Try John Burley’s book. Also Richest man in Babylon.Think and grow rich… I really think that you are your best financial advisor. I gave up on them years ago when I realised that most of them don’t even actively invest themselves and that tehy are just used car salesman.
Write down what is important to you….what you want to achieve and by when you want to achieve it. From there the path begins…..

Cash on Cash……Whatever money Steve has in the deal vs How much he makes after costs.
eg. Deposit of $10k with after costs return of $1500/year is a 15% cash on cash return. Remember in many cases Steve is wrapping so his deposit is largely refunded by the wrappee when they pay their deposit to Steve to buy the house.
Deposit bonds are something I have never used. I prefer to only spend what i have and the most i have ever put down on deposit is $5K and most of my deposits are closer to $250.
I have had 10% down loans and evem including the LMI it has made money. I now prefer to only put down 20% as it makes it easier to keep on getting loans.

To put a different spin on the issue James…..who said YOU have to buy all the property.[?] You just have to be the one in control of the asset. This could mean many things but as an example you may use an investor and they “buy” the property which you then wrap and split the profits from. You may just offer them a % on their money which you use as a deposit. []
