Maybe you could try contacting the Property Owners Association in Qld. The link is under http://www.poaa.asn.au They will at least be able to point you the right way. I would call them myself but it’s a little late now. Hope this helps

2. To acquire assets that yeild me a passive income of $200,000 per annum.This Years Goals

1. To acquire wraps that will nett me $20,000 pa.
2. To complete Renovation projects that will gross me $100,000 on resale.
3. To but 10-12 Positive cashflow properties.
4. To reduce my overall debt vs value. (Increase my wealth)
5. To completely pay off my “bad” debt on my Own house.*People
1. To spend more time with my beautiful wife and two beautiful daughters.
2. To invest my time in 3 other people this year to help them toward their financial goal (Don’t know who yet).
3. To give time to this forum to aid others on their journey.
4. To start a property investing group in Brisbane that will encourage people to make “positive” decisions.*Philanthropy
1. To increase my giving of time to charitable organisations.

1. To spend focussed time once a week to increase my knowledge about life, money, and all that jazz by listening to experts in their fields (DVD, tapes, etc. This excludes my continuous reading).

-Sydney SmithAs said Nathan, structures are the key. I asked the same sort of questions and Steve explained a basic structure to me (which is in his Wrap Pack I think). Also I have a good broker who is keen to help me achieve my goal by playing hardball with lenders, etc. This makes my life easier as I have someone I can ask not Why can’t I do it….but how can we do it? and she provides possibilities ….

One thought for you is as Tara said. Decide what you want to achieve (big picture) and then decide how you are going to achieve that goal (little pictures). I will say though that insteade of choosing one particular approch only I see Property as a problem and the more tools I have available to me to approach the problem the better. I suggest familiarise yourself with one approach and try it but never limit yourself from another approach because you haven’t been there.
I will use all my tools as long as they take me closer to my goal of $150,000 passive income per year. What is your goal ???

Congratulations on wanting to join the game. I personally try and do my numbers based on 10% deposit or even 100% down.Makes it harder but worth the challenge.As to accountants I personally have found Dale Gatherum-Goss very good and helpful with property matters. If you need more info let me know.

-Sydney SmithI have no clue about the area at all Coolstil but all I can say is ifthis kind of investment fits your mould then that is excellent. I personally only buy property that is positive geared or that I can do a quick Reno on then sell. I find the cost of long term holds like the one you talk about are just not my approach…..not saying it isn’t good for you. I also fear that too many of these sorts of proprties will leae me cashflow poor and unable to reach my target of freedom in five years. (Five years to choose if I want leave work.Think I already know the answer).
On a different note it will be interesting to see how well the beachfront properties do over the next year….I will own one for myself in the not too distant future but that is more of a lifestyle thing. Then again I can no longer look at any Real Estate without an appraising eye…what a horrible disease I have caught.
