    My thoughts where Sooshie that if they cannot buy property convevtionally then you can give them an opportunity to own real estate through L/O or Wraps ??

    With you on that one Steve. Who is to say that $67000 is not a steal as it is. One point that Stuart O’neill made at the last Property Masters series was that you should try and talk directly to the vendor. Find out there reasons for sale. It may open up some options for creative financing even ??

    I know of one lender that specifically does allow Wrap finance with full disclosure. Drop me a line. Hopefully Steve will be able to give us more joy this year with a deal he is trying to work…..He is a busy boy…..

    Hard to say if he is negative gearing or not. He may have put $50K down on the deal and made it positive…..not the most sensible thing to do or the way I would do it.
    Seriously though he is more than likely negative gearing. He is paying for the hope of capital gain.

    The way you explained the 11 Sec rule is correct. Just remember it is only one step in your analysis of the property. Due diligence has other process to make sure the deal works.

    Hey Tara,
    I am not in Nth Qld but always up for helping any way I can. Going on the success journey is no fun if you don’t take people with you. (hey KEY)
    As to Accountant….I personally go to an accountant in Melbourne what with the digital age it is not hard to use anybody anywhere. As a general rule also Acct’s down south seem to be cheaper than local ones.

    Hey there Dan,
    What KEY is saying is that you can replicate the structure and do the same thing over and over. The other thing to remember though is that you need to have the deposit available to make this all work. Guarantees are limited to the vompany but you need to have deposits to obtain the loan. So in essence you are limited by your ability to provide deposits….or you have to think creatively how to obtain property. There are always options.

    Hey Bella,
    Welcome to the forum.

    Wow. What a lot of questions. Where to begin.
    What do you actually want out of your investing (quantify) and when do you want it? Why do you want to negative gear when you can positive gear. As far as Fixed interest periods I think everybody will give you a different answer because everybody has a different opinion and risk tolerance. you have to answer this one yourself in my opinion.
    AS to super again this is a personal matter. I personally don’t like super. I am only 32yo and feel that by the time I get there it could be any kind of system….I’d rather have the control in my hot little hands. Again depends on what you want as some people love super. I am an medium to aggressive investor and feel that I can control my financial destiny better than suits in a super fund.
    Here are my first thoughts I hope they help. If you need any more help be sure to keep posting.

    Sleep ?? Who needs sleep Mike. But seriously. I look at what my family accomplished last year without direction and know that anything is possible this year. My desire to retire is intense and short of hurting my family and values I will do whatever it takes. Napoleon Hill talks about the desire needing to “be” real. For me the desire is real. Also heard another tape the other day by John C Maxwell where he said that success is not really success unless you take someone with you. Who are you guys and gals taking with you (apart from family). I think you wil;l blitz your target if you really want to Mike. If you rrreeeaaalllyy want to. Ehat is your desire ?

    Sorry nothing to surprise you with in terms of an amazing acronym for WRAP. What a wrap menas though is wrap around mortgage. You are wrapping your own finance opportunity around your current mortgage. That is where the wrapping comes in.

    Hey Cherries,
    What are you trying to achieve ?
    What is your goal and what are your desired outcomes ?
    Have you done much reading/researching other property options ?
    From the sounds of it you have great equity available and could use it well. There are no right answers only right options and you have to decide what your desired outcome is and work toward that goal. If buying another house and renting yours out gets you closer to our oal then excellent. If not then next option.

    Why do you say that returns are minimal ? 4% on their day now or offering them 13-15% as investors in a Wrap……Fairly heavy difference and worth chasing. For you it means no money in the deal and still make money from it.
