As to facilitator I did attend a few MAP’s to try and encourage the crew but time pressures encroached and I had to step out. I don’t think I ever filled that job description…..(does sound good though[])
As to the leaving en masse thing I hope you didn’t mean me Mini. I think you know that I will always be active in some way with property. I have never been much of a crowd follower and don’t plan to start now. At present I have 22 properties and feel comfortable with that level. I will still buy properties if I see value and I am at present considering 5 more properties. When I said “hold the key” you misinterpreted so I should explain. []
When I started this journey to freedom I promised myself that I would try all three approaches to wealth creation (Property, shares and business) I am on to step three. I am currently starting up two small businesses and they require about 85% of my investing time so I cannot do property the way I like so I am very cautious not to lose money on deals. I also believe that the type of property I enjoy doing is not suited to the current market so I do not have the smorgasboard I did 2 years ago and therefore it was best time to try small business while the market was less favourable for what I love (N.B. less favourable not unfavourable). Hope that makes sense.
As to the mappers. They are wonderful people ….all of them….even the ones no longer with the group.[^] All of them have come to understand themselves and investing better as a result of Steve and Dave and each others influence. To me, that in and of itself is a measure of great success. The number of Zeroes are irrelevant as money is only one measure of growth and the one the world holds dear but we should not. Growth from challenging yourself comes at many better levels than just wealth. []
I hope this makes sense Mini and all as I don’t want to mislead or offend. I was chatting with Steve last night and as I said to him….Life at present is wonderful. I have a wonderful wife, awesome kids and contentment with a life full of challenges. I have been blessed and am thank God for that. While my main focus may not be on property it is where it should be at present, I am sure of that and that is all I need. I hope to come here more often and chat if you will still have me. []
I just hope these ramblings make sense and helps other people along the path we are all walking.

It is great to see the ladies on the front foot. Dymphna Boholt seems like a very clever lady and I am sure the learning will be tough but rewarding. I hope they make dozens of millionaires out there who find their financial freedom.

Hey Rebecca1, I really enjoyed your post. It is god to see light heartedness on the site again. I have been an irregular visitor of late because people where taking themselves far too seriously. It seems though as If the air has cleared a little. I may start popping back a little more often. [:p]
As to the reasons…..I know those excuses may sound lame but in part they are correct. The market has changed since I started doing property and will change again so I can do more the way I like to. I am an opportunist to some extent and if one market is not giving me as much fruit as I require I Will look for other avenues.
I always look for the best and then the easiest path to achieve what I want. For now (to me) property doesn;t hold the key. There is no argument there are still great deals out there but there are opportunities everywhere and not only in property.
Anyway I’ve rambled enough. Hope all are well and look forward to hearing from you.

As to Melbourne area Dale G-G really is worth a visit. I do all my dealings with him (Phone, Fax ,Email) and he has been great. Distance nowadays should not be a problem. The link is already here so I won’t repeat……..
As to what to look for.
I like people who ask what I want out of investing instead of telling me what I need.
I like people who are investing themselves. Any advisor I go to now I ask what investments they currently have and to show me. If they won’t show me their investments why should I lay my cupboard bear to them. I know some Financial planners who have nothing but a mortgage they are trying to pay off.
I want people who are sucessful in there own right before advising others. Pretty much why I joined in here.
I like people who encourage and challenge me and don’t always agree. A financial planner /Accountant needs to give you their opinion from an accounting perspective so you can make your own commercial decsion.

What if the more negative economists are right and we are in for rain.[}] Prices will drop.[] For me I will choose cashflow over gain but in saying that I have bought a few properties under market and fixed and flicked. I am going with xyzzy on this one. Things seem to be travelling well. I am no economist but I truly beleive that there are dark clouds on the horizon and the depths of the dow are yet to be explored. This will have ramifications everywhere. It may be one,five or ten years but I believe it will happen. I always ensure every deal I do makes me money from day one so if anything does occur I do not have to rely on the fickle wind of Capital Growth. There are opportunities in every market all the time it is a matter of taking the best.

I’m with Leigh, etc on this one. It is very sad to see that for the sake of a few hundred dollars people let opportunity pass them by.
I have known Steve for a while now and know that the seminar will be a buzz with info and challenge. I know my first seminar with Steve cost $1000 and his first Wrap Secrets Revealed $2000+ and I am so glad I went to the seminar and bought the material because that initial $3000ish outlay has now been returned to me well over 100 fold.
I still set aside every year $5000 to educate myself as I believe I am my greatest asset. (apart from my beautiful wife and kids)
Your future is determined by the actions you take now. Choose for tomorrow.

IF regions don’t have capital growth does it matter if they pay themselves off in 8-10 years.[]
When I look at any deal I see where the money is right now. On the cashflow deals I have money in my pocket from day one. As to the capital growth thing……well there are no guarantees. I’m no NZ expert but cashflow is cashflow.
AS to the W or T thing again the question of CG. If they are tenanted and paying themselves down and provdiing cashflow then that is a good thing. If they are only worth $35K still in 10 years but they have paid themselves off and provide you with $$ every week….isn’t that good ?

I always enjoy your posts Bill. It makes me think and question what I am doing and what I am about. You are very correct that it is not 1992 but I would go further and say it is not 2001. Markets change and you must change with it or suffer the consequences. There are still opportunities out there as I like Steve have bought 15 positive geared properties in the last few months.
For me the bottom line is do what the market dictates. Don’t follow the crowd….follow the markets guidance.
Bill I like to read your posts as I stated earlier and I am certain it is healthy to have differeing views on the forum so each of us can be challenged. It would be good to catch up sometime….
Pinky……sorry. I have known Steve for 2 years now and I have never had any reason to question his motives much less his integrity. I think you stepped way over the mark here as you do not know the man and you definitiely do not understand his belief in wanting to help people. I agree that you should feel how you want but I would argue that there are often better ways to express yourself.
In conclusion there is nothing wrong with sharing pitfalls, there is nothing wrong with opinions but when people get personal then you have lost me. I hope you do well in what you choose to do and you rlife is full of joy.

One of the problems with Urban Renewals is that they can only be bought (first buy) by an owner/occupier and not investor. They can be resold later to anyone wanting to purchase.

Unless the buyer signs over these funds I am pretty certain by law they must be kept in trust until setlement. If the agent lent them to you they would be in all sorts of trouble.
