I must admit to getting finance after I have signed. I always allow a building inspection clause so if things do go bad I can walk on that basis. I never put finance down as a clause because I know I can always get money. It may be dearer than average but there is always a way…….

I’ll have to disagree with you there Pete. I use a melbourne Acct and I am in Brisbane. I use Dale Gatherum-Goss in Kilsyth. I also talked to another Melbourne accountant last week who also seemed very good. You really want one that will think outside the square.

Banana Bender is a colloquial name for we lovable Qlder’s. In norhtern Qld the drought has affected properties but they seem to be slowly dragging back ground again.

For me May it is whatever I feel like writing. I find that it has quanitified what I am doing and since I started I have found a new lease in property investing. Being in Brisbane is making it hard to find good property (too may mexicans uo here) but the journal has challenged me to go further afield. Australia is a big country with many opportunities out there.
So I guess the journal is challenging me and what I percieve to be truth……So far I am finding that I was in a rut……I think I am well and truly out of it now.Enjoy

I think another good source for you to check out might be http://www.matusik.com.au . These guys try and crystal ball based on demographics amongst other things and they have been pretty accurate since I have known about them. (Wish I had known sooner). They produce a report called Snapshot. I actually met Michael Matusik last week and had a grewat chat, seems like a nice bloke.
This is not an endorsement and you must judge for yourself the merits of the report but at least it may give you some more statistical information about the area you want to buy in. An uneducated decision can cost you a lot of money but a bit of money spent up front educating yourself could make you a whole lot more.Enjoy

Anothre option is to jump onto Stuart O’Neills http://www.guerrillarealestate.com.au/Gshop/shop/ and he sells property calculators. They takes all the unnecessary buttons away and only leave the property ones….Great for a simple guy like me.

I think the basic rule is the fund cannot borrow money but it can certainly hold the residential property if it owns it outright. Correct me if I am wrong Financial gurus…..

On face value it is a great deal…..the fineprint will tell the full story though. Make sure you have a solicitor check out the agreement and ensure it is not putting your capital at risk.
Some other thoughts.
1. Is the money guarenteed by anything ?
2. Is it a true second mortgage where you have an interest recorded in the property ?
3. Is the property purchase a realistic purchase where you will get monies back if the deal goes wrong ?
4. Do you know the individuals involved ?
5. Is the solicitor your solicitor or acting for the other party ?Just a few thoughts that came to mind instantly but if all is well. Sounds like a reasonably good return on your money if you want to be a passive investor.
If it was my last $50K I would probably use it elsewhere because I know I could get greater than 16.5% return out there.

I think it all comes down to definitions. We had a dsicussion about the differnet levels of the Lomas theory not long ago……

I’ve read his books and always found them thoroughly enjoyable. I guess the question that must be asked id do I think I will find enough in this info to justify the $3000. I haven’t seen it but to my mind one deal with a Twust is worth well more than $3000.Enjoy

It is interesting you say that you can’t stop going. After I came back from this seminar trip I was dog tired and it took me a few days to catch up. But we are now in motion again….many deals looming.
I remember the first Seminar I did with steve last year and how much of a boost it gave me. I think my wife (Fiona) thought a whirlwind had hit as I came home and took off again in a property flurry.
The sad news for you is that after 1 year (happy birthday) of investing in Real estate I am still as keen as ever. The lack of sleep thing for me never goes away. I find most nights I get a max of 7 hours with 5-6 being more realistic. Everywhere I go I look. When I drive I am regularly on the phone (Not quite Stu’s $1300/month). While I don’t surf the net as much looking for property I still spend Hours each day tuning my mind and honing my skills. I try and get on line for 30-45minutes each day and read what is going down on the forum and add my humble thoughts.As people have said property is a contact sport. You gotta get out there and live it. Look at the successes we saw presenting to us on the seminar weekend. Those people loved what they do…..not one of them said ..”well it pays well but I want out if I could!” They are all out there networking to maximise their business. I think you would find that they all on occasion wake up at night with a great idea…jot it down and then go back to bed.
You sound like you have caught the bug so keep on pushing and try hard to smell the roses and grab a little sleep occasionally.
You might well be an undiscovered ADHD like me (and many others) who can’t stop. For me the rose smelling comes from the success of the last deal and the thrill of the next.So in conclusion …the sleep does get better but usually because you have passed out due to a brain overload.
I hope to see you next year (if I didn’t meet you this year – these nicknames are difficult) and find out how far you have come in a year. I think it will be good to see a room full of successes.
