    I think you can get them from Sands & McDougal. If you make an offer on a property that is contracted to an Agent the vendor will still be liable to pay commissiosn to the Agent as far as I am aware so you may not get a better price.

    My Agent in Armadale W.Aust. says prices are falling and numbers sold have dramatically dropped in the past two weeks. They again have properties on the books instead of everything selling within a week.

    Take into account the ages of the owners and whether they still have primary school age children. Many country kids go to cities for high school and follow on to higher education never to return and the parents quite often follow. If it is a butcher shop, forget it. Post Offices and Supermarkets as well as mechanics, auto electricians, panel beaters, welding etc wouwld all be saleable.

    Listen to everyone. There is absolutely nothing moving in Zeehan. Even Queenstown with mining is a very pretty but quiet town. There are some very cheap very nice homes for sale where you would probably get some return but it is still quite isolated. I really like Swansea on the eastern coast. I think with the pristine beaches, that would suit both families and the more adventurous, perhaps in time a reasonable return may be had. Just now a bit of a problem with employment but it is on the tourist route.

    I know selling privately can be very time consuming but sometimes that is the only way to go. If your Agent is not performing then you have to take action. December is the pits for selling so will probably leave it to January. Bear, I love the beach [:D] thanks. Our offer has been accepted so while it will not be ours until 30th June 2004 we can get plans etc drawn for the subdivision and the new house then maybe I just may have a finished house to live in by next Christmas.

    My best friend moved to Esperance and had hells own job gaining employment. Check out the Bureau of Statistics web site and look through the census figures. Esperance has a lot going for it and you could perhaps rent out for holidays/summer and make as much as you would with a full time tenant. Good luck

    There is so much ugliness in many kids’ lives that to believe in Santa and the Easter Bunny is just one little pleasure that I don’t think causes any harm. One of my “happy” memories of our kids was coming home from a camping trip and racing inside to scatter eggs all over the house for the youngest to find. The look of absolute pleasure on his face as he found them and said full of awe “There really is an Easter Bunny” is something that we will never forget.

    Bill certainly isn’t tardy in his e.mailing and I must say his ad ideas are very very good. He will be receiving a personal e.mail for sure. You are all right that it is far better to give but like Huey I get a bit overwhelmed at owing too and am far happier giving. November 11 can be a difficult day for many Australians. My own Dad took 12 years to die from wounds inflicted, so I hope it was not too bad a day for Bill and the other Forum Veterans.

    We are trying to sell a property at present but the agent is not finding our buyer. Our asking price is $10,000 above a bank valuation 8 months old so we don’t think it is overpriced. 1 week left of the agency and then we will try ourselves. Would be very grateful to receive your ads and thanks for the info so far.

    I’m just back from a seven day, 5000km[:(] return trip to Alice Springs from Perth via the Great Central Highway. Two blown tyres but that’s another story. Saw this ripper at Leonora “Trucks please brush tyres before entering town” or very close to it. It is a mining area so it stands to reason but did make me laugh.

    I have beene in property for years but this forum has opened my eyes to many different strategies. As a “newbie” I posted quite a few times before realizing that by sitting back and reading other posts I gained information in a more orderly flow that I was able to digest rather than swallow whole. Newbies ask questions that more experienced investers may have forgotten over time and it is always good to have your memory jogged about some little snippet that just might be the answer to some current problem.

    My boys both hat cats that slept on their pillows at night. We once had a visitor that slept in No 2 son’s bed and woke in the middle of the night with the cat licking his bald spot. He thought maybe the cat needed to go outside so put him out, returned to bed to find the cat already in there. Poor guy couldn’t understand but little did he know there was a cat door in the bedroom window. Our 13 year old long haired Shepherd taught herself to surf with the boys but would tread water until a good wave came along which was not necessarily the same wave the boys caught. We have heard many comments of amazement over her antics.

    It’s that first returned phone call or e.mail that makes all the difference. We all know Brokers are busy and it is sometimes near impossible to get through all the calls in one day but if they could manage someone to return a call and perhaps get some rough outline of what the customer wants and just how urgently advice is needed………….well, it would make us feel important to them wouldn’t it.

    Diclem, We are bike riders, husband has a Goldwing and I recently sold [:(]my 1100 V Star. We went to Sturgis two years ago where 750,000 odd bikes particicpated over the week of the rally. What an event.

    Castle Dreamer, There are many of us who have never received any help with buying our home or investment properties. Sorry but I can’t see that you have anything to complain about as you did manage to find the funds to purchase a property that could have been your own home but you chose to have it as an IP. There were many reasons the FHOG was introduced, introduction of GST, affordability with the huge prices that must be paid on the east coast and to give the building industry a boost. As builders I can tell you that the industry is very competitive and we have never worked as many hours for as little return as we are at present. Project builders have huge buying power and beat the socks of the little guy price wise. The FHOG has helped them sell more homes and employ more tradesmen but now it is hard for us non-project builders to get tradesmen ie electricians, plasterers and plumbers as they are flat out with guaranteed on-going project work. I hope you managed to make a profit from your IP and that you can soon afford your very own PPR.

    I’d like to hear of a good Accountant too. Just thought I had one but the firm turned out to be a bit too unethical for my liking. I want to get all my legal deductions for both our building company and our property investments so I can sleep and not worry about an audit.

    Today’s West Australian has figures for the number of homes between $500,000 and $1M that have received the FHOG, the number of recipients that had been successfully prosecuted and the number that had been requested to repay. Can’t tell you the figures as I was sitting in a coffee shop sipping a latte and reading their paper[8)] The loophole for babies will be closed as will grants for purchases over $500,000 but it will take some months. Having studied law in Melbourne back around when the Ark was being built I cannot but wonder at those that write legislation. We were taught to read read and read again all proposals before submitting them. What type of lawyers are writing our legislation that they cannot even follow this most important and simple rule to make certain that loopholes never exist?
