    Good advice from Redwing and Peter. Nothing wrong with fibro houses but do check your area very carefully for industry and employment prospects.

    You need legal advice on this one as your mother’s income needs to be taken into account for both taxation and any pension that she may be entitled to.

    I’m free Tuesday evening. My husband will be away so I can play up [}:)] Fast Eddy’s, while not the greatest of cuisine, is close to Time Zone, Q-Zar (sp)and the Great Australian Icecreamery that may be of interest to the young lad. There is also an excellent Italian Restaurant just there. Another good spot is Joe’s fish shack right on the water. Wish I still had my bike so Fibejebe and I could show off our chrome[:I]

    Hi Steve,
    The above link is regarding bank reconciliations. What I was after was your pattern listing questions to ask a prospective new accountant.
    I’ve tried search but can’t find it. I’ve tried two accountants over the past six months who have promised the world and delivered nothing so really need to get it right next time.[:(]

    The zoo here is really great and Scitech http://www.scitech.org.au/ every little (and big) boy’s dream venue. http://www.aqwa.com.au/main.asp might be another place of interest. There is also a motor musuem at Fremantle and some other huge new museum on boating (I think)but I’ve not been to it.
    Hope your son enjoys his visit.

    Not long ago the Taxation, Immigration and Licensing Departments held two raids on taxi drivers at the airport with very good results[:(!]

    There are many cases when a wrap is very ethical. I personally have had a young couple as tenants who could not obtain finance. They are suppporting his child from a previous marriage and their own little girl. If they happened to miss the bank on rent day they were on the phone to me before I even knew it. Before Christmas they asked if they could pay extra each week so that they could have two weeks over Christmas when rent was not owing (who’d say no to that) They were paying $220pw which is a high rent here. The young lady was laid off work and as she is deaf will find it very hard to get another. Rent was still paid on time. I’d wrap to this couple in a flash and then a year or so down the track they would have enough equity to refinance. I fail to see how this would be unethical so long as interest rates and principal mark up are fair and reasonable.

    Hi Linda,
    I can see no problems at all in renting to your daughter. To safeguard, prepare a lease agreement, lodge rental bond to keep it all above board and bank the rents. I think the rent would need to be a fair rent, not too cheap but otherwise nothing different than renting to an unknown.

    As we make our money from building houses as well as investing in houses I think we will work with what we have and hold off buying unless something jumps out and says “pick me”[:o)]

    We have just sold a property for $245,000 purchased in 98 for $154,000 which is OK but not as good as we hoped. We have one property fully owned that will be rented out in three weeks @ $160pw that we will develop (4 unit site) sometime in the next 1 – 5 – 10 years (who knows), one rental purchased for $119,000 interest only mortgage for 5 years rented at $135pw. This is near ongoing freeway extension and major new sporting complex which will hopefully give good return and latest purchase for $174,000 is 4 X 2 on double block that we will move into, subdivide, build new home, move into and hopefully manage to keep all.

    Not sure about other States but in WA beware the Waters & Rivers Commission. There covenant is enough to make you run a mile.

    Huey’s got it right. There was a film many years ago with I think Audrey Hepburn ab out marriage. Her mother’s advice to her was (and it works both ways) every time you call your spouse and they come, reward them just like you would a puppy. Never could quite get to the “never go to bed angry” bit but my husband soon learnt that the longer we didn’t speak the more shopping I did [:D] If you truly love each other then never stop trying to make the marriage work. In twenty years time you will still have your best friend and so many wonderful memories to sustain you through old age. My youngest son once told me he was so proud of me because I had actually managed to stay married. Must be very important to kids in todays world. My very best wishes for a wonderful day and smooth waters for your life ahead.

    Thanks for the comments Shaun. I phoned ASIC and found them very helpful. GWE is not a company of interest to them which is a good sign. Their seminar is for 7 full days and has many guest speakers who cover areas including shares, property, personal development, off shore companies, the importance of health etc. They also have a shares company but that is not something you need to go into unless you want. Their seminar costs include all airfares, accomodation and more food than you can eat. I guess if we decide to go, at the very least, we can call it an expensive holiday. Got three weeks left to make up our minds.

    Maybe all Ulyssians have spent their money on bikes [^] We went for an early morning coffee ride to Dome Mandurah yesterday and passed quite a few bikes on our way home. Wondered if it might have been the Mandurah Group. We were home by 10.30 and spent the rest of the day up to our armpits in building rubble. Just another normal Sunday [:D]

    There are termite baits available that can be placed around the trees. The termites will feed on these and then infect their nest. Ask the termite inspection guy.

    My husband and I have been Ulyssians for 10 years odd now but will not be going to Geelong. I sold my 1100V-Star months back and hubby’s Goldwing is for sale now. We have come to the realization that we need a decent retirement income for the future and the bikes just have to go for the time being. Hope you have a wonderful time as we have had at all the AGM’s attended in the past.
