Timber looks great but can be noisy and cold. Carpet is nice in bedrooms. It depends totally on the house and location but I always keep in mind that a lot of tenants don’t own a vacuum cleaner.

I have recently finished Robert’s “Business School” and think it is his best yet. Over the past few years we have attended many seminars, read dozens of books and used our own common sense to form a strategy of what we want for us in life; not what someone else thinks we need. We have grown in our personal development to a level that enables us to confidently pursue our dreams and to us that is what it is all about. Anything you get from books etc is information that should be used as a tool to be applied as applicable only. If, after reading, you find you are still in a hole, then read something different to help change your thinking so that you can achieve what you are after. The Magic of Thinking Big, How to Win Friends and Influence People are a couple of good ones. The first couple of investments are the hardest and then it becomes ridiculously easy especially if you find a way to produce some passive income along the way.

We have recently completed the building of three houses in Westonia for mine workers. It is expected that the mine will come into production and more houses will be built. There is rarely anything available for purchase and rental accomodation is not required at this stage but if a house comes up it might be worth looking at. It is a delightful friendly town that looks after its own problems, has a great swimming pool, sporting activities, school, real country town folk and is only 1/2 hour from Merredin.

There are restrictions on the value of work that can be performed by unlicensed carpenters so always ask to see your builders plastic card identifying him as registered with the Builders Licensing Board (all States)Insurance also needs to be paid to protect consumers and a copy of this Insurance should come direct to you from the Insurer prior to commencement of works. Check with the BRB if you are unsure of requirements. Decent apprentices are like hens teeth as most are too lazy or too soft or scared of heights or Mummy doesn’t think they should have to stand out there in the rain. Twenty-one years old that may have been unemployed or in some other type of work are entitled to the full adult wage in their first year which pretty much excludes their chances. Our 17 year old first year apprentice costs us $1108.69 a fortnight. Long Service leave is compulsory but portable once fully qualified. Approximately six weeks in a year the apprentice is in school and then their is the normal four weeks holidays too.

Unless you are a largish project builder it is not cost effective to purchase land in new sub-divisions. The developers want profit which leaves too small a profit margin to make the exercise worth it. Far better to find a large block with an existing house and subdivide that yourself. If you consider purchasing a block, calculate your interest payments and the end price you would need to sell for. I think you will be discouraged.

Marisa I purchased Steve’s pack and have found it excellent in firstly finding a tenant and then managing them. I request all tenants have a periodic transfer in place with their bank and check weekly to see that it is done. One tenant was let down by his employer not paying wages and I am allowing him to pay off that fortnight’s rent. He thinks I’m terrific and has now even mowed the lawn. He is 23 and covered in tatoos but I treated him decently from the start and he has requested a signed lease for a further period at a higher rental. I don’t think I’ll ever have so many properties that I will not be able to manage them myself.

KayHenry I agree. If you knew me you would know that I am the last person who would become involved in anything slightly dodgy. Landmark do not suck you in and keep you forever. They provide an excellent course to help you discover what makes you tick and how to manage your future. Our marriage is now stronger than it has ever been and we are renewing our vows on our 23rd anniversary in September to signify a new beginning to the rest of our lives. We now work together for our future instead of thinking singularly.

Do not forget costs for supply of water, power and sewerage as these can add considerable to your building costs. Speak to several Agents to determine what is the wish list for purchasers in that area and design your units accordingly eg. 1, 2 or 3 bedrooms, large living room or smaller living room and larger outdoor patio.

We had been researching but procrastinating for years and were finally ready to jump in. One was a duplex site but with the new town plan we can now build four and one of the others we are subdividing right now and will build a new house on the new block. With this new house we will then have positive cash flow as being builders we do not have to pay for some other builders profit.

Armadale/Westfield is a good area for someone who is not too cashed up to enter the investing market. The new station, cinema and extensions to be done to the shopping centre will add value. The new town plan has altered zoning with many properties now suitable for sub-division. The lakes development in Westfield will bring International rowers to the area for training and they will need accomodation. If Westfield gets the wave pool/white water rafting pool (whatever) holiday accomodation is also a posibility. We have some houses within a km. (yippee) I’ll not buy in Midland due to plans for a future runway right over the top although the shopping centre is extending. Same goes for Kenwick. I have a friend there and all conversation stops as every plane flies over. Armadale is cheap and it is not all bad, rents are reasonable, vacancy almost non-existant, expansion assured, easy access to freeway and new Tonkin extention and room for possible future re-development of your property. Maybe not the best returns but I’m very happy for what we have there. Five properties and only $23.00 per month negative.

As builders I can assure you the new home market has not slowed. 8 weeks at least to get a brickie that is of course if you can get bricks. Many of the brick range has had production postponed indefinately and brick pavers are a nightmare to obtain. We waited six months for bricks on a recent project and current projects have waiting times of around three months. The established market has slowed but the prices are still too high. One home nearby is currently under offer for the fourth time and is overpriced at least $10,000. Probably why the sales are falling through. We are not buying more yet.

After considerable searching I finally found an Accountant that is also a property investor, knows trusts, companies etc and has many investors as clients. My 21 yo son has been renting for the past four years until purchasing his own home recently. His last rental was managed by Raine & Horne Burswood who have given both him and the property owner appalling service. Four different agents and the only one that inspected was Porter Matthews Victoria Park 9362 4666 which is within range for a Bentley property. If I had a property with a 21 yo in it I’d sure want it inspected.

Don’t waste your money. Go the way Regrow suggested. We have had many houses (we’re builders) and many different types of cooling both in Perth and country areas. A ducted split system is far superior and can be installed on external walls and added to as needed. Added bonus is that your tenants have heating too. Try to get ducting into the kitchen/living area. If your tenants are cool before going to bed then a ceiling fan will be sufficient to keep them comfortable all night especially if they leave the cooling switched on as the cool air will travel throughout the whole house. These systems are extremely cheap to run and most are very quiet.
