    Just got back into this amazing thread and wanted to make a comment to you British Buyer.  I have insurance with Progressive for $708 for six  months and I do not need to have a US licence.  They needed a copy of my Australian licence, passport and a form of ID showing residential address in the US ie electricity, phone, water account.  If you would like my Brokers details let me know.

    Be very careful of taxation obligations.  You can get a Visa and make purchases in Australia direct from your US account using your Visa debit card but again make sure you look to your legal obligations.  I can't stress enough that any investment where ever undertaken must have the proper structure and the cost of a visit to a good Accountant or Lawyer is money well spent.

    Max, I have only ever purchased online and don't anticipate that changing.  I am not interested in bidding down an interest rate and am happy to sift through those that are left as over the counter.  There are plenty of those spread over the various Counties to satisfy my needs.

    Take action for sure.   You would have to be an idiot to not take action as all taxes outstanding need to be paid before you can instruct the County to commence a Deed application.  Why would you sit back and keep paying someones taxes when they make no effort to pay?  All it does is increase the opening bid amount when it comes to Deed Auction.

    Max, I attended Thomas Senatore's Tax Lien and Deed training and have been investing ever since.  I live in Perth but am currently in Fort Myers indefinately.

    Andrew, I look to the two years for a return on my liens.  I want 18% so don't invest in the liens that are likely to redeem quickly.  I'm happy to wait, reinvest all including interest, to slowly build a nice little nest egg.

    CheevesFinancial.  I just might call to arrange a meeting one day.  I go to the markets at Bell Tower weekly.  Condos are a definite no no for me too.  I like single family over duplex too even though the return is a bit less.  More stable tenants, particularly if you are near good schools as you mentioned.

    I chose Fort Myers as I have contacts here through Tax Lien investing.  There are a lot of opportunities and I have found a fantastic Realtor that calls me every day, a Bank Manager that always takes me into his office, fills out my forms and lines up to do my banking while I sit in his offfice, love the climate, people and lifestyle.  I have four properties here now.  E.mail me [email protected] and I'll give you my Realtor's details.

    I have been investing in liens for 18 months now and am happy with my returns.  It is not a get rich quick way of obtaining income but a nice steady trickle that grows as you reinvest and over time will give a very nice constant return.

    It is by far the best idea to go to the States to open an account.  You can then open with a large reputable bank like Wells Fargo, Bank of America, Wachovia (part of Wells Fargo)   These usually have smaller fees and more services.  To start getting a credit rating I have deposited funds into a term deposit as security, borrowed a similar amount which is being paid off over six months.  I have also obtained a credit card of sorts.  It is a fairly new product and will also help with a credit score.  My Bank Manager is sure that I'll qualify for a loan in six months.  I also own outright four properties in Florida.  Before opening a bank account, set up your LLC so the account is in the correct name.   Don't even think about buying a property in your private name.  You are investors who act professionally with all things in place.  Right!!

    I am currently living and investing in Fort Myers.  There are some terrific deals but someone on the ground is really what you need.  It is a lot different here to Australia which is why I am here buying and not doing it from home.  Miami and Tampa both have some really seedy areas and both have some really good areas.  Contact a Realtor and ask to be placed on an email alert list of properties available in your area of choice.  This list can be expanded by price or area as required.

    Things have tightened up considerably and it is not so easy these days.  Some banks will agree to open accounts then two or so months down the track are being told to "cease this practice forthwith"

    Results is a very full on program and you do need to keep up with your daily and weekly tasks.  If you are not prepared to make an effort for your investing future then don't waste your money but if you are diligent you will find that every cent of the program was very well spent.  Not only do you learn a great deal but you also meet many likeminded people who can be part of your support group.  Take the initiative and ask for those who wish to be a part of a group that meets on a regular basis to think tank etc and you will find you also gain friends that enrich your life.  I know I did.  It is some years since I did Results but I can and do still receive advice whenever I ask.  Some can pick up information like a sponge from anywhere and others need  guidance and nurturing to get to the right place.  I find posts like Saka888 disapointing as they can stop a slow learner in his tracks so that he will never reach his potential and thrive.

    Marissa, I would highly recommend this strategy to anyone who was prepared to do some training to find out what they are doing.  It is like anything else.  You must find out what is and is not right to do to make a profit and the expense of training is an expense very well spent.  I have been investing in liens for a year now and cannot see any reason to change strategies at this time.  I am very happy with my investing.

    Tax lien investing can be competetive and you need to know where to bid which is why it is such a good idea to go to a training session or purchase a home study pack.  Like any form of investing there are pitfalls but with the knowledge to confidently bid on quality liens there is next to no risk and the returns are fantastic.  Lien purchasing can easily be done over the internet.

    Yes, poor Perth seems to dip out on quite a lot of things.  I guarantee that I will do all that I can to help as quickly and efficiently as possible as all too often I have tried programs but found the support lacking to the point that I gave up.

    You need your original passport or full birth certificate and drivers licence showing your current address. Married ladies will also need Marriage certificate showing change of name if a passport is not provided.  Please bring copies of documents so that Tommy can notarize these and take back to America for lodgement with the IRS.  As for security, Tommy is an entirely ethical man who is offering a service for free to help you get started in tax lien investing.
