    I agree floating floors look great but I am a little scared at what future tenants may do to them [?] I’ll let you know in a year or so[:D]

    We recently went to one in Perth and found it a waste of time. Lots there peddling their own developments, some mortgage brokers, some share investment companies, some presenters giving talks that could be interesting if you had never been to one before. Highlight was speaking to Adam & Fiona who seem to be a really nice genuine couple who are fully appreciative of the financial opportunities now open to them after their Block win. Perth is small so maybe an Eastern side exhibition would be better.

    Many from New Zealand in particular have been recipients of the FHOG but I understand this loophole has been plugged.

    I know of a young man that received $14,000 FHOG for a property that he never intended to live in. He has received rent for the last 18 months and has never been questioned even though he doesn’t live anywhere near the property. Bet if either of my kids, who have been brought up to be honest, tried anything like that they’d be the first caught. My oldest son received the $14,000 and paid cash for an $18,000 block of land in a town an hour out of Perth, borrowed for the building, the town went through a mini boom and he is now sitting in a $170,000 house with a $74,000 mortgage. His girlfriend has just bought a house at age 21 after saving $45,000 by working at Chicken Treat part time while at school and full time for the past two years. Hope your kids are able to take advantage of the FHOG while it is available but let them do it legal and be proud of what they have achieved.

    I did the legal work on the purchase of Leigh Mathews horse stud back in the year dot when he was still playing football and have always had a soft spot for him. He was a really nice man and I am so pleased he is having such success. Next year it is time for St Kilda to have another go.[:0)]

    We are self employed and would find a budget difficult. We use credit cards for all private and small business purchases, all are accounted for through the business as well as power, phone, rates, car expenses etc. and as we are probably four nights a week either in the office until late or seeing clients etc.and I’m not getting any younger we tend to eat out a couple of times a week which would blow any budget because I am just too darn tired to be bothered cooking a meal. I do clean the house and wash clothes myself but the dog wash service and the car cleaning man are my best friends [:D]

    I went to Rick’s “cheapie” in Perth last week and purchased his Wrap Pack. I am now thinking of spending the dollars on air tickets, accom etc to attend one of Steve’s seminars to compare and adjust both to my comfort zone. Now I don’t know what to do, buy and hold and hope to find good tenants that stay, reno and sell and pay tax, really go out on a limb and buy in a country town or try and find subdivisable blocks. I have become a procrastinator [?]

    I wouldn’t like to say which town but it was wheatbelt WA. There was a desperate shortage of rental properties for the young who wanted to live in town and not out on the family property or who had grown up in town but no longer wanted to live at home. It was not exclusive to this town and was fairly widespread over a couple of hundred kilometres to my knowledge. This particular town built one group of “young persons residences” as a joint venture with the government but then stuck exclusively to joint ventures for the elderly. We were the builders and did the six months maintenance!!!! Alcohol, need I say more.

    Investor, I would be very careful writing building materials off to your business or even mentioning that this is what you are doing. Have you not heard of Tax Audits? My husband and I run a building company and I can assure you it is far wiser and safer to not cook the books as we can all expect a tax office visit one day. If you have a set up for your investment properties to legally deduct your materials purchases then that is fine.

    Valuer General (fax 0894298460) in WA will fax back last purchase date/price on a particular property and sales values of 70 others for $14 or 110 properties by e.mail for $22. The “other” properties can be split over two areas ie 35 around two different properties. My search yesterday was answered within 1/2 hour.

    Thanks guys. I was sure I had the numbers wrong but as this is my first purchase of more than a single dwelling and in an area that I cannot keep watch on I am a little nervous. Yesterday’s good news. Found out that the reno I am currently in the middle of is to be rezoned within a year effectively making it a four unit site. I’ll patch up, find a tenant and sit tight.

    My husband and I run a country based building company and I have gone from almost finishing a law degree to stay at home Mum (spina bifida baby) to full time office manager as we have grown and Government paperwork increased. I hate it but have no choice. We have built and sold many times and are now renovating and selling. One day the wedding presents will finally be unpacked [:D]
