Here’s another negative but it can’t be helped sometimes. My then 19 year old son, complete with long hair and the current “look”, rented a brand new 3 bed unit through a full time Managing Agent and didn’t have one inspection for a full year. He twice notified the Agent that the reticulation didn’t work and still didn’t get a visit. When he vacated the Agent asked if he would go 50/50 in putting in new plants. You can guess what he told him.

We start at 4.30am. Weekdays usually done by 5.00pm but sometimes are still at it 9.00pm. Saturdays and Sundays we usually finish around 8.00am and then go look at properties, do shopping, clear a bit more of the jungle. The more we clear the more we find. So far we have found a lemon, two orange, a mandarine, three fig, an apricot, a loquat and latest find, a grape vine. Can’t wait until we are smart enough to accumulate a property portfolio that is income producing.
At about the same time our youngest was learning to use a knife and fork we had a cow (cowboy)to be butchered. While in transit to “the butcher” our son asked how the slaughtering was done. After an explaination he asked “Does the butcher have to hold Cowboy with a fork too?”
No 1 son was having a sleep over with his amply proportioned Nana who said as tucking him in to bed “Goodnight my dear sweet adorable little grandson” With a twinkle in his eye he came straight back with “Goodnight my dear sweet adorable big fat Nana” Nana loved it.
My suggestion to all parents of babies is to keep a note book and write down and date all little happenings because by time they are five you will wish you had.

Our youngest is named Nimbus and he loves it. My husband is a Dane and is motor bike mad. The Nimbus is a Danish made bike produced by the brothers Nielsen of Nilfisk fame. In Denmark a child is not named for sometimes up to three months so that you can get a feel for a name. We don’t name puppies or kittens before we have them so why prename our children. Kids, the best thing that can happen to you. Mine are 27 and 21 and I love them to death and even better they still love me[]
Casey, you should look at the house you have, size, condition etc and do the sums. What would your return be as Commercial and what would your return be as units. What is your plan, sell or hold? One of our properties was a rejuv and sell but part way through we discovered it’s to be re-zoned soon so our strategy changed. Looking through Sooshie’s links, someone suggested the Planning and Infrastructure web site. I found this fantastic and has made me change strategy as I found info that will affect my particular area down the track. Have a look.
Lived in the country while oeur kids were growing up and had Cowboy, Jean and Caroline the cows, Rutherford (after Margaret the actess who most will not remember) and Wilbur the pigs, lots of Pinky’s who were always sold, Steggles and Henny Penny were Bantams some 21 years ago, various other hens and roosters, ducks, cats and dogs. Currently we have Cassie a 13yo long haired Shepherd and Scamper a 15 yo ginger ex-Tom and I am Nana to Napoleon the rat and Chopper a nine week old Bull Mastill, Doberman, Staffie pup. Chopper has turned me off wanting to be a real Nana as babysitting is exhausting.
We had an option to purchase an off the plan unit but bowed out as we could not get full finance on a 6000 postcode. Rents are often less than just a bit further out.
Currently we have one IP for sale, purchased 6 years ago for $154,000 and on the market for $250,000 (not a good deal but it has been rented for part of the time and used as PPR for the rest)are renovating another which was to be sold but then found out that the property is to be re-zoned making it a four unit site so it is now getting a modified reno (believe me it needed it)to be rented until we are ready to demolish (purchased for $124,00 and will rent for $160pw) and one purchased yesterday for $119,000 to be rented at $150pw. The last two are in an area with a current growth of 20.4% and major plans for public transport upgrade and freeway extention. Next we plan on a couple more negatives in this same area, a couple of positive in a coastal area and a few wraps to help with the negatives.

We build Government Housing and what generally happens if a block or many houses are for sale in one area is that the tenants have been relocated to new premises, generally not too far away but often far enough for a whole new group of families to move into the ex govt dwellings. We have found that they are usually cleaned up and the area can become quite a nice little area for low income earners who are desperate for their own home. Try and find out where the tenants have been moved to.
