    Research well. My youngest has just had to pay rent for over three months in Bunbury as the Agent could not find someone to take over his lease.     Whilst ideally there should be no gardens directly on the exterior walls of any house, it can be advantageous to have reticulation to regulate the moisture content of clay soils.     Once cracks are remedied, either make sure that no drains, gardens etc are near the building or have reticulation going year round to keep the soil moisture content even. We have done heaps of this type of repair work through our business.

    I have been using AVG since my previous software missed a virus a few years back. My ISP provides a scanning service but this past two weeks has missed several infected e.mails, all of which have been caught by AVG. It really is a terrific free program.[^]

    This happened 2e years ago and was the only time we have ever used a Property Manager. Happened to be driving past our 34 sq luxury less than a year old house and noticed the tenants were moving out. Also knew they were behind in the rent so called the Agent who said he would fix it.     Theoretically Agent’s should not disclose personal information but we know how stupid so many of them are don’t we. I once had a Commerical Agent try to sell me a private house.     These days there are implications with insurance as well as the requirement to have a licence for the building works. If a property is sold while building works are not completed, a new licence (possibly an owner builder licence) is required prior to any further works being undertaken.

    I’m not sure Gunners but I think she will need to declare that she has disposed of property and the value in her tax return. A phone call to the Taxation Department will give you an answer.     If you can afford it comfortably Luke, the beach will be better long term. When you turn 33 you don’t want to say “if only I bought that beachside property 10 years ago”.     We’ve been so busy lately that all we can manage for recreation is a ride to Freo for an ice cream. [:I]
    For several months each year we usually find we have a garden somewhere that needs to be put right and even though it is improving a purchase we still manage to get some enjoyment out of it.
