    Hi Dammit
    ING currently offer 5.40% for daily savings, no fees, money always available, no minimum…. I don’t like the thought of my money being locked away from me for 6 months.
    My 18 yr old son recently paid cash for his first car ($5k) and now has saved $3k in ING. To (hopefully) accelerate his returns I’ve been looking into managed funds.
    Me being a real estate junkie, I have just sent away for a prospectus from Navrainvest (closes 16th Sep) after reading about them on the forum boards here. Info on their philosophy and their excellent performance/returns so far, are available at their website http://www.navrainvest.com.au
    Good on you for your efforts so far. You are working ‘smarter’ at getting ahead financially. Don’t forget to stop and smell the roses occasionally.

    I looked into those Myaree units many months ago when they first came on the market. I see on their website today that only 12 of 50 have been sold.
    From the cost of a 13sqm unit at 7.49% interest and rental of $220pm it seems that you will make $50 pm.. ie $600p/a. However the strata fees are $950p/a.
    I don’t believe there could be much in the way of depreciation given the unit is an empty concrete room.
    Personally, I’m sure you could find better ways of utilising your money,

    Further to my last post, I’ve looked into the website I mentioned. It gives info on received awards, and also provides lots of floor plans etc of various house designs. Prices for 4 x 2’s start from just over $100k but I don’t know if that’s up to date. My last one (with changes ) was about $90k, fixed for the whole construction time (14 months) while a friend of mine went with one of the new-start type builders (can’t remember the name) and her house price rose every few months.

    I first built with “The Home Group” – a Scott Park subsiduary with lower prices – in 2001. I was so impressed by the quality/price and their positive attitude and follow-up to fix any …yes any.. problem that occurred that I used them for my next home in 2003/2004, with the same happy outcome. My partner built through them at the same time (we were both building IPs). The slight downside the second time was due to the building boom in Perth so that mine took 14 months and his took 18 months.
    We are due to begin the process again very soon at our next property and we intend going with them again.
    I have used other builders previously so feel I have grounds to compare. Also Scott Park Homes have won Building Industry Customer Awards several years running so others must feel the same way.
    Also, don’t know whether they still do it but so far each time we’ve signed up they’ve delivered flowers and a bottle of wine, and eventually when the keys are handed over they include a basket of goodies (e.g., pasta and sauce, snacks, matches, can opener etc) to get you started!!!
    No, I’m not in any way related to Scott Park or the Home Group, just a very happy customer of theirs.

    What sort of a car do I have?….um, it’s a small white 4door…um sedan??…That’s as technical as we girls usually get! Actually it’s a ’92 Toyota Corolla, bought $4,500 secondhand in good condition and should last me another 10 years at least!!
    But must share my girl’s car story… parked my car on the front verge one afternoon to wash it (yes, manually) but couldn’t wash it without wetting one of the two cars that had earlier parked on the road nearby. Both drivers (girls) had gone into the house a couple of doors down, so knocked on the door and 3 girls came out. Told them about not wanting to wet the car and what did they say????…..”is it the red one or the silver one?” …. of course! Luckily they didn’t say is it the Mazda or the Holden (for instance) cuz I wouldn’t have known myself.

    The group meets monthly on the last Tuesday or Wednesday in Nedlands. If you contact her she will put you on the list to receive monthly emails which include meeting dates (as they vary).
    They have guest speakers covering various topics and lots of interested and motivated investors willing to share their knowledge.

    How is it possible Jack Hu that your parents are both “newbie” to RE and yet own 2 properties outright over and above their PPOR???

    Hi all
    I attended the Perth Masterclass on the weekend and subsequently have been looking through here for topics on trusts. At the seminar, Steve discussed having a (parent) company over (in their case) family trusts. Can someone please explain what the necessity of having a company as against having only the trust/s in place? What is the relationship of the company to the trust? Do companies/trusts require new (separate) ABN and TFN’s?

    Jack Hu – I’m reading through the various questions people are asking under the heading of ‘active topics’. It appears that your comments and interesting thoughts are replicated (ie cut and pasted) throughout a variety of questions people are asking. Is the same thought occurring to you over and over, or are you trying to get your postings number up, or is the motive about promoting free whats-its?

    Excuse my ignorance, but “L/O’s?
    A recent suggestion on this forum for Perth financial planners were two offices of the Margaret Lomas group (nor & sor). See http://www.edestiny.com.au/index.html for details. Haven’t used them myself yet but intend to soon.
    For ‘property savvy’ accountants, RMG Accounting was suggested. Again I haven’t used them personally.
    No idea about solicitors.
    Re the Hegney Property Report – (08)9489 9489 and they will send a copy.

    I read somewhere about some people who located a well on their property and because of its general historical significance, were not allowed to touch it in any way, including development.
    Don’t know if it is relevant to you, but thought I’d mention it in case it influences the way you make your enquiries.

    Hi all
    This is my first post… [blush2] … so hope I get it right!
    I’m in the early stages (lots of research) about +CF properties after years of negative gearing (the taxman must have loved me).
    I’m wanting to connect with other Perthites who are interested in catching up for a coffee to talk real estate. Is anyone interested?
