We are so pleased for you. There are some great bargins in Mackay at the moment.
A couple of our clients Kathy and Stuart also picked up a 3 bedroom bargin on 926sqm with a 30m frontage opposite the Mackay base hospital which is zoned higher density residential. We're currenlty helping them to develop 4 townhouses on the site.
Their existing weatherboard dwelling will be relocated to their farm which will be subdivided and we have designed the new townhouses so that they can be built in stages. We'll be flying up from Sydney in a couple of weeks to have an initial meeting with the Mackay Regional Council.
We've just finished the concept drawings for them which we've uploaded to their webpage. If you'd like to have a closer look at their development project go to:

We agree with bespoke that you should check with your local council. If you decide to visit your local council try and make an appointment with the senior town planner. Their is no one government website that explains what each local planning authority zoning allows – a 2a zoning in one council may not mean the same in another council so you need to check with your local council.
Also it's important to check the zoning boundries carefully. We're currently seeking a DA for a multi-unit development on one of our sites which is zoned RES C however development sites directly opposite us which are of a similiar size are zoned RES B which only allows for duplex development. RES C in our particular location means we're able to fit more dwellings on our site than a RES B one. They each have different development restrictions including setbacks, height, parking, FSR, open space etc which are explained in the local authority planning guidelines .

Your right, banks don't generally like lending to trust structures and you normally pay a higher interest rate to access funds. We personally have had no problems securing funds using our hybrid discretionary trust where our company is the trustee only and where we personally guarantee the loan. We like to keep any investments completely separate to our company. Finding a property savvy finance broker who understands trust structures helps. We have just secured funds for a development site through RAMS/Westpac using our trust and it was a very smooth transaction.

- Develop the Right Mindset – and always start with the end in mind
- Invest in your knowledge first – learn as much as you can about Real Estate Investing
- Avoid "Analysis Paralysis" – eventually you have to Take Action and have a go to get results
- Find a strategy that's a good fit for you – there can be significant risks involved if you don’t know what you're doing
- Make sure you enjoy real estate investing – if you're passionate about what you're doing then you won't mind putting in the time and effort
- Start small while you're learning – grow as your knowledge and experience grows, starting small can avoid costly mistakes later
- Have a great team of advisors on board – create a knowledgeable and experienced team of advisors around you
- Have faith in yourself – believe in yourself and don't stress over the small stuff
