    GDay team,
    Im glad some one else in this forum has had to quietly duck out of work at lunchbreak to sign contracts, whisper on the phone whilst keeping a low profile in the back store room at work, beg the boss for an extra hour at lunch to visit a sick reli (when you really have to inspect a potential property!!), read investing info on the side while pretending its a dirty mag to your fellow workmates.

    I thought that im an idiot for not wanting to draw attention to my other life! But no i am happy to say that im not alone….

    GDay team,
    I am assuming you all have enough cashflow coming off your investments to fund your lifestyle completely.
    Can some one please tell me how you started. Anyone work part time to pay their own bills whilst also doing a development on the side?.
    If so how long did it take until you made enough cash to live off and stop ‘working for somebody else’………….

    Thanx Guys

    I am now recalling various bits of info: length of investments, risk etc.
    Maybe I could wait for another drop in interest rates and snatch a bargain some where??
    Maybe I could quit my job, live off the amount of cash ive made as well as invest in IP ‘s full time. Is Steve Mcknight signing up any new players for his ‘1 mill worth of prop in 1 year’ program?? I’d like to be taught….

    Hi CM,

    I’ve read all about the ‘seachange’ and seen it happening, but could you please tell me/us about the GREENCHANGE.

    Im aware of the ‘hinterland factor’, but I havent read much about it apart from Mathew Matusik in an API mag awhile ago.

    Where else can I read about this.

    I NEED ADVICE..

    I’ve have just LIQUIFIED my PPOR (cashed in, sold, offloaded, got rid of, etc..).
    Well, to be accurate settlement is in 3 wks. Now Im expecting a profit running in the tens of thousands. All my years of character development, reading, learning, due diligence are starting to pay off….Thanx team.
    I want to find somewhere to park this cash where no one can touch it. (I got into a punch up at work – not my fault).
    Anway how can I keep my money safe from people threatening legal action against me,ie ASSAULT?? What funds or index’s are out there where I can leave this cash for 6 – 12 mnths that are pretty safe and pay 10% or more??[confused2]

    Hi all,

    I was down in Brizzy and picked up an informative little book on prop. devlpt.

    ‘An intelligent guide to Australian Property Development’ – by Ron Forlee.

    Im only quarter way thru it. So far it has given me an insight to developing and im realising that there are alot of aspects to cover for any development.
    Bloody good book. Maybe someone can add to this.[cap][cap]

    G’Day team,
    Speaking for myself, If I quit my job and live off a little bit of released equity that I hopefully will make (waiting for ‘unconditional’),
    I believe I’ll be able to spot the hidden gems that are lying around the place and take the initiative. I now have learnt that this game is a people game so if I can help find a solution to someones prob then I’ll win financially and help that person too.- Im still learning this one.
    To do this I really need to be out there in my little car scouting potential properties that fit my criteria around my neighbourhood, in the next town and even 1000km’s away. I s’pose I’ve got to rough it a bit, but hey Im willing to camp out somewhere, 500km’s away from home (oops wheres home if I’ve just sold it?) whilst in hot pursuit of an undervalued cottage/unit, in some town that shows huge growth potential, that when rented will pay for itself and put
    $30 in my pocket (bank). Now having said this if I can organise my admin(lenders, conveyancing, rental managers etc) and put a plan of attack together(locations to check, networks, potential bargains etc.) I believe I can own a few $+ve IP’s before I jet off somewhere for a little bit.
    I think this is getting out of the comfort zone. Getting out of the cosy bed/tent/ or ute even!,when its pissing down to go speak to the council about urban renewl in a town you’re doing due diligence on, is getting out of the comfort zone – I think.

    I agree, however in my situation some character flaws have been discovered on my part – laziness, procrastination to name a couple. I really have to address these as I’ve had oppertunities pass me by due to my inequities??!!..

    I’ve been told the Hawkes Bay region is ‘taking off’ or is it the Tauranga area? or the Coromandle peninsular? any way it seems some little pockets [biggrin]are becomming too expensive, or so i’ve been told anyway..

    Well I really hate my job – In some ways it has caused me to have low self esteeme, its starting to take its toll on my body physically and now emotionally. Im trapped until the end of my contract(sep 05 yay!!) but ’till then I have to knuckle down aswell as put up with the immaturity, minor adultry?, minimal violence, a tiny bit of racism (we’re only joking?), alcohol overuse/dependency and other types of s..t.
    All this self sacrifice to become financially independant/free. Is it worth it?[angry2][confused2][cigar][cigar]

    G’Day team,
    As I continue to read Steve Mcknights latest, the issue of building my wealth first and having assets pay my lifestyle are reinforced. Im glad there are a few options for me. Yes I still want to travel while still single but I also wish to develop property and own $+ve IPs. Just gotta work on a plan. A working holiday sounds ideal for my situation.

    I was thinking of saving 50% and keeping the remaining 50% for travel. So with about approx 25k can I still deposit a few IPs, even if unemployed aswell?? I hope so.

    G’Day SIS,

    Im inspired to read about you in the Mortgage mag!. I found it even more interesting that you didn’t do well in school. I too have failed accademically. My Mum made me do year12 3 times and I failed all 3 times, I dropped out of uni, dropped out of tafe courses etc.. etc, im now a cook in the army and im about to drop out of here to….I think property is going to save me..2 purchases, 1 sale so far……yipee.

    Hi team,

    Sorry, im glad you’re all here!. My place of residence is a 2 bdrm twnhse/unit close to all conveniences which I bought undervalued for $105k. It is apprx 25 years old and I owe $99k. Similar properties in the area are selling at $30,000 more than mine. If I do a little bit of work on my unit Im sure I can sell for a similar price/profit.
    With this profit I could travel?? or live off it (for 1 year at least) whilst doing a property development in a researched/due diligenced location.

    What do ya think??
