Your problems with Council don’t sound to be too expensive…however…if they want to be nasty and the carport does not comply they may want you to alter it and that may cost some more.

Good answer Aussie, the car is understood to be a figure of speech, and so are my answers, they apply to other things besides cars.
What we choose to call “ours” be it a car, a house, a suit, a holiday, a boat, holiday house, a computer, each time we make a choice for ourselvs or our family, such choice reflects the value we place on us, what we think we “deserve”…(clearly in the subconscious realm OK?).
When many will be quick in finding an ethical dilemma on such thinking, the fact remains that if you choose second best for yourself when choosing a suit, you will choose second best when it comes to that crucial deal, when choosing spectacular success over just little success.
That is how our mind works, it has nothing to do with ethics or moral principles since the subconscious mind does not distinguish between “right” or “wrong”, real or imaginary. That is why we cry or laugh or are scared at the movies, even when we know all too well that it is all made up and no one dies, your subconscious mind does not.
I find intriguing how many people refuse to learn the working of their mind on matters of “belief”. It is almost like someone driving a car “on faith” refusing to pop the bonnet to see how it all works in case they lose the faith they had in the machinery to actualy work.
I am the first to say that we are God’s creation yet God gave us intelligence to be used, and in fact it is that intelligence (talent) given to us, that we will be haveing to respond for.
Dont (not you in particualr mind you) dig a hole and interr your talents, use them, wear them out, stretch them to the limit and a bit more![biggrin]

Your reasoning assumes two things…that equality is somehow the necessary solution and that since you feel guilty, a less successful life would be better for you.
Be careful for what you wish, you may actually get it.
When such mediocrity (free of guilt) is achieved how much would the person be able to give, to re-circulate, to teach about prosperity, to help others to succeed? Answer not much at all.
In fact when such status is “achieved”, the table is turned and in comes the soapbox from where I will launch invective to the evil rich people who caused my mediocrity and that don’t let go of their riches, a share of which they owe me.Guilt about our success in the form of:” look at me an others don’t have food etc”, is just one of the many ways we find to sabotage our success, to fit in with the anti-value that rich is evil and poor is virtuous. Sad but true.
Just think about it, it makes no sense whatsoever. If my motivator was to help others less fortunate with a meal, I should be out there shoveling in billions in order to accumulate as much as I can to help in a much more effective way. I would become the everyday Santa Claus with a Lar Jet dropping money or meals over the poor of the world. Is Santa Claus guilty of his wealth? His North Pole Castle? His labouring dwarfs? Certainly not! He has a mission!
Why do people on the way to success feel guilt? Because on their way to success thy have yet to drop the baggage of anti values that is holding them back and unless they do so they will never rich destination, holding on to the myriad of excuses the way to success offers and that are deep rooted in our subconscious, planted there by an army of underachievers that surround us and who “know better.”
I would love to talk about the laws of prosperity longer with you but experience tells me that the people that are really interested are the one that knock at my door uninvited and ask about it, not the one I address or engage in debate to show them the errors in their reasoning. As much as I love debating, it appears that at the end most people find it just an exercise to find quick answer to defend their convictions not a way to learn from others about a different way of thinking.

Yes there is a lot of symbolism that can be discussed, Masonic and others, but my point was a different one. To debate the government of the beast needs to bring in a lot of other topics not relevant to this web site.
I found the article interesting because it is the first time I see two authors that are not into racial vilification, skin heads or neo Nazi and yet do condemn the indiscriminate migration and point at the planned religious conquest by designed massive reproduction.
As for the doom by environmental destruction it seems to me that has a very green signature, therefore a political agenda per se.
The biblical predictions of a one world government don’t need introduction and have massive numbers of publications, Christians or otherwise, to illustrate it.
My point is just to remind us that when it is important to be vigilant and informed about the possible events of the future, it is not for us to worry rather to be informed and prepared to adjust to the changes.

Perhaps my post was a bit rushed and I came across as “shooting from the trenches”.
In fact I left the trenches a long time ago when I realised that by blaming the government for my troubles I was empowering others and dis-empowering myself….but that is another story.Of course the above does not make me blind to what is happening and I read the article pointed out above with interest. It is an accurate analysis of what is happening, from the pampering of the automotive industry and the oil industry and all the other comments.
Where the author gets unstuck in my personal view is in the doom and gloom prediction.The authors both compare the “west” with events in the past like the fall of the Roman empire and other civilisations that disappeared pointing out at the fact that most did so for abusing their environment. When that is in fact true for some ancient civilisations like the Mayas and Incas, the Easter Island and others, that used up massive amounts of resources to burn rock to make lime for their pyramids or other constructions, all the examples have something in common, they are either extremely insular economies or like the Romans, where held together by force and not by a market.
To talk about “the west” today to begin with is a fallacy. What is the “west” in economic terms? Is the “west” independent? Is it self sufficient? Is it isolated? The reality is that as Regan stated a long time ago in response to the anti-imperialist slogans of “independence”, -who is independent? we are all interdependent.
The market realities of more powerful players and less powerful, more corrupt and even more corrupt players, cheaper labour, consumerism, profit chasing and all the other factors that make the market go, are not necessarily a symptom of imminent fall Roman Empire Style.
The interdependence of each and every single player on the planet has increased the capacity of singular economies to bounce back, many times over if compared to 50 or 100 years ago, and may be 1000 times if compared to 2000 years ago.
When this does not make us invulnerable to our own mistakes, nuclear disasters being one of the impending catastrophes that are possible, to say that the use of the environment will spell disaster “the Incas style” is alarmist and unfounded, unless other bigger and more “western” intergalactic civilisations transform us in an insular and vulnerable “third world” economy.A repeat of the 30ties depression is certainly possible yet we survived that and will this one. Environmental misery, last century England style may happen gain yet we will survive that and much worst.
Yet not once did the article mention the real doom that will grip the human race.
The real doom will come in the form of a universal tyrannic government that with a hidden agenda will destroy what is left to destroy for his own purposes. Christians call it the government of the beast.
Christians who believe in this events, (not all do), live a real conflict since they find it difficult to plan and project for everyday life, to achieve and strive with this knowledge of future destruction in mind.
A wise person told me once, talking about this dichotomy, that for all practical purposes a believer in this events must:
“live his life as if the end is tomorrow….but plan his life as if it is in 200 years”.Since we don’t really own anything but all we have is borrowed and we are simple stewards, the suggestion to sit back and see it happening sounds attractive.
Nevertheless, and knowing Aussie R. I know he does not mean to sit back and do nothing. If I may elaborate on such proposal, let’s work on what we can change, learn to live with what we cannot change, and ask for wisdom to know the difference ….(or words to that effect)[biggrin]“

MarcInteresting? I have been saying this stuff for the last decade and being accused of religious bigottry and racism every time without fail.
Politicians of all persuasions are only interested in perpetuating their place in power, or gaining a place in the sun, regarldess of cost. No one is governing we are on a ship whitout anyone at the helm, pirats are jumping on board from all sides and we let them in the hope they pay taxes and vote. The word used is “tollerance”, yet unless we become a lot more “intollerant” towards our elected representatives and their pathetic antics we will lose big time.

I am in the preliminary stages of doing the same with two block I own in Queensland.
I have two quotes from two land surveyors, but the quotes are rather complicated including various unknown fees from council, unknown request form council, unknown cost of complying with those request.
The surveyors bill + estimated fees for 4 units in my case should go from 10 to 15k, and the bill for fireproofing between the units could be anything between 1000 to 5000.
Because of the location of your villas I think you will have a less muddy approach to it by a local surveyor and if they are separated, no adjacent walls, you should have no problem with fireproofing. A visit to the local council asking for directions would also be of help.In my case the expense will be well worth it since I can sell the units separately at some 50% higher price than if sold in block. You have to do your research to see if you gain in price or not.
The attraction of doing this just to please the bank who like them to be all strata titled so it makes it easier for them to sell in a fire sale if it comes to that…. shouldn’t be enough to prompt you to do it.

The asset test stated above is correct, yet in your mums case she will be affected not by the asset test since she has no assets beyond her own home and will not instantly pay off the mortgage, but by the income test. Only one of the two can be applied, according to the test that allows for the lower payment.Asset test for homeowner, single, for full pension is ~$150.000. Assets over these amounts reduce pension by $3 per f/n for every $1000 over the limit.
This is the net asset, so if you owe money on the IP this is taken off…BUT…it is not that simple, depending if the mortgage is stand alone or if she uses her home as equity, see example below.
Income test for single pensioner: full pension payable if income below ~$120. THIS IS NET INCOME BEFORE TAX.
Income over this amount reduces the rate of pension by 40 cents in the dollar.
Some considerations:
If your mum will borrow against her home in order to finance an I.P….
this action will make that part of her home will now be assessed as asset, or rather, part of her purchase will be considered an asset even if she owes 100% to the bank.For example: If she has her own home paid off, it is worth $300,000, and she purchases an IP for $240,000 using her home equity as security, Centrelink will apply this formula.
Mortgage $250,000 (for example to allow for repairs)
IP Value $240,000
Home Value $300,000250,000
_______________ x 240,000 = 111,111
300,000+240,000This means that the mortgage of 250,000 from the new IP will be considered only 111,111 so your new assessable asset is now 240,000 – 111,111 = 128,889 as opposed to zero.
The effect of the above can be reduced if a smaller separate loan is taken to contribute to the purchase, say $50,000 to make up for 20% and the rest goes on a stand alone loan on the IP.
I suggest that you get an accountant to do the sums for you / her, and that then (refraining from discussing Centrelink policy with the accountant who is bound to use hearsay galore) you then visit your local Centrelink and make an appointment with your FISO, financial information service officer for some further clarifications.
Please DO NOT call the call centre, the FISO are not on call and the people on the phones are not trained for this questions, not even close.
Book an appointment face to face with a FISO.I agree with the comment that real estate investment is perhaps not the most flexible of the methods to be used by a pensioner but considering the alternative on offer, reverse mortgage being one of the most repulsive and unethical ever invented, if you mum can have a sense of achievement by purchasing one ore two IP and adding some income to her pension without stretching the risk unnecessarily and considering you will be her natural ally, I say go for it.

Perhaps the thing that most people who have negative points against NM find hard to overcome, is the fact that their business success equates to their upline’s / sponsor’s success. This, that should be the biggest attraction is in fact the biggest deterrent.
People quickly work out how for each $100 turn over, others benefit with no apparent direct involvement and this thought alone is enough for some to give up on the whole concept, regardless of the fact that such alliance works both ways and that joining a NM business you make very good business partners that will work countless hours for no pay, in order to see your success.
Of course there are many other creative ways to make money. Unfortunately all of them require the ability to celebrate other people’s success beside our own.
Unless we can see prosperity and riches as something good, a blessing, and not the result of obscure dubious manoeuvring by crook twisted minds borderline on crime, then we will never be able to prosper above the limits we have imposed ourselves through our own bias.
This limit is apparent by comments like ” $1,xxx…. Is enough for me.” That means simply that whoever makes more than such figure that is acceptable to the author of this thought, must necessarily be product of greed or wrongdoing.
Money, as a mean of exchange for value added to to other peoples’ life, is an infinite commodity with no limits but our own ability to accept it.
When I was a kid I was curious about what other peoples income was, and I remember thinking how much fun it would be to see above peoples head a figure representing such persons income.I know today that such figure exists in our mind, we have, each one of us, a blueprint of our finances, a “figure” we have come to accept as our value and it is such blueprint that fences in our ability to produce more than that limit.
So if you want a creative way to make more money, start by eliminating the limits you have imposed to yourself. Add one, two three zeros to such figure to start with, and eliminate all the negative thoughts about the “obscenity” of other peoples income.
