What are some common types of investments?

I’ve noticed Airbnb / short-term rentals coming back around. Even though they got nailed by the pandemic, I think many people have moved out to the woods and begun renting places in the mountains more. A strategy my partner is going for is to buy a big piece of land in a state that is friendly to short-term rentals. Then he plans to build a few unique Airbnb-style tiny houses on them and cash flow. Then eventually he wants to hold events on the land.
