Hello,
My partner has just received $300k in a property settlement and is looking to Invest it. She is currently unemployed so a loan to borrow property is out of the question, and I was made redundant last Friday so I’m no help either.
The options we have looked at so far are.
1. Leave it in a term deposit until she gets a job and can later borrow for an IP.
2. Buy a cheaper IP like an older house or a unit, perhaps renovate to increase rental yields.
3. Buy an apartment with guaranteed rental returns. Although ive been told this isn’t a good option.
Not interested in shares or any other investment schemes.
Any suggestions in what is the best option for her?
Do you have an existing loan and/or offset?

No loans existing at all. We are both renting seperate properties too.
Maybe best to keep it in a high interest account for a bit and try to qualify for a loan.
Best not to mingle her money with yours either as you may be able to lend to each other down the track – tax strategies.
