Hi all
Myself and a few family members are planning to venture into property investing, generally a mix of property with sustainable rental returns and capital growth with prospects of developing and sub-dividing in the near future.
I have recently resigned from my day job so i have more time on hand now and this option came into mind after discussing with my family members which are also interested in property investing but haven’t got the chance for it.
A family member currently has two IP, both apartment units which have been paid off in full which could potentially be mortgaged for refinancing. I personally have saved up a substantial amount over the past few years.
I have a few questions which i have in mind, mainly with structure and financing and would like to consult with the property gurus on this website as to what my options are and how i can approach this.
1) We are thinking of starting it out as a business. What business structure would suit our requirement ?
2) In terms of financing, is it possible for the family member with the IP to refinance on the business’ behalf when our business were to purchase an IP ?
3) Also with refinancing, how would it affect the business’ chances to get a loan for our first IP ? Would the lender assess each individual’s financial status to provide a borrowing power?Hope you guys could help me with this questions.
