    Hi guys,

    I am looking into a duplex site. There is a bus stop in front of this site.
    The site is a corner block.

    Just wondering if there is anyone can let me know if this bus stop will affect my planning and building permit (DA process)?

    what is the cost do I have to expect ?

    Hi mate,

    I don’t think the bus stop would effect the DA process, however I believe you should be more concerned with the fact that the bus stop may defer potential buyers.

    Do I need a traffic consultant on board for my DA application ? therefore the cost of planning process increase?

    Just look at where your crossovers are going to be for the new dwellings / one that faces the bus stop. If they are already existing crossover at the front. Design your house to suit that cross over. If not you don’t have to hire a traffic consultant . But just have him review the minimum distance as required in the Australia Standards for distances from bus stop.

    For example stobie poles is 1 metre.
    Street trees is 1-2m (but can be council dependent)
    Corners. 6m from the apex of the corner.
