Hi
I recently received a quote from a preferred builder for construction of a 218m2 4 brd house in QLD. The initial quote was in the ball park ($229,000) but after reviewing the spec I noticed that there were quite a few things not included, after receiving break-out prices for these additional items the total build cost has blown out and I wanted to get some opinions on the below costs before I get them to review the quote.
1. 2x Split Systems – $6480
2. Upgrade to Exposed Aggregate Driveway – $762
3. Landscaping to back garden – PS Allowance of $5000
4. Medium Bushfire Zone upgrade – $9,000
5. Temporary Fencing – $2000Additional info relevant to bushfire zone upgrade – slab on ground, single storey, timber frame with brick veneer, colorbond roof
Any help would be much appreciated

Temp fencing seems high but its dependent on the duration and size of the fencing required.

1- What size and type of units
2- Upgraded from what? How many m2?
3- It depends on what you can get for $5000.
4- What upgrades over standard are needed to meet the bushfire requirements?

Thanks for your replies, I am chasing down the info required to sort this out namely bushfire rating requirements as this is the most expensive. Not too concerned with the exposed agg driveway but after using a few A/C calculators online I figured out I should only need a 6.5Kw and a 2Kw, I believe that both of these should cost only approx $3,000 ($2,200 6.5kw and $800 2kw). The garden is 54m2 and nothing out of the ordinary, thinking small parameter garden beds and lawn. Fence is a council requirement due to proximity of school.
Any clarity would be great.

Scrap the AC quote and have this quoted externally, generally will save 50%. Provide the receipts to the lender and in most cases they are happy to include it separately.

The AC does seem a bit pricey – could prob shave a bit off there.

Agree A/c seems expensive.
Double the amount quoted and you could have gone deducted throughout.

Thanks guys, sounds like the consensus is to buy my own split systems.
Don, its design and build but I’m having a fair bit of input in the design so most plans from different builders are similar.
