All Topics / Value Adding / !*!ROOFTOP VIEW!*! ??? (Greenslopes-Brisbane)
Hi All, !
Looking to increase value in my property by adding an additional deck ontop of the existing one.
Currently the house is 4 Bed 3 Bath in Greenslopes – Brisbane.
The current deck is 8M x 4M and would do the same ontop.
To do an observation deck 8mx4m plus stairs and handrail looking at around $30,000
I got professionally advice from an agent his response was, why do you need one of those you already have city views from your deck 'you might get your money back'
So here I am..
Advice and opinions would be muchly appreciated and also any design ideas you might think would look great.
I have also uploaded some pictures for your viewing (pictures don't justify)
Current Deck views response – Oh cool the city
Future Deck views response – WOW…. Speachless (feels like your looking down literally onto the city)

Hi hrv,
Hey, I like the thinking, and yes, the view looks way better being 2.5 metres higher. But hey, $1000/m2 to build a deck????? Sounds pretty exxy to me…..
And then there are your estate agent's words (I think you left out one word – I'll add it) :-
Quote:…. why do you need one of those? You already have city views from your deck "you might NOT get your money back"A compromise might be to add a smaller "widow's walk" (from "House of sand and fog") – i.e. a small viewing deck, just for a handful of people. By limiting the size, thus number of people who can occupy it, you limit the need for expensive beams, etc to carry the weight. It could be almost a little tower off to the side, thus not obscuring the views from the main deck. Have it just big enough for 3 or 4 people max.
Most would say, for every $1 spent, plan to add $2+ in value. Would the full-sized deck do that? And/or, would the "widow's walk" do that? One to ponder.
Let's hear what others think…..
Benny
Thanks benny,
For the advice and idea! got me thinking already!
Sorry the price was more 20,000 – 25,000.
I do like the idea of same size ontop I know its a bit pricy, but that does include deck, handrail, stairs, approvals and also builder commission
Yes could not belive when he said don't think it will add value, might be lucky to get your money back..
Maybe its just me ? or maybe hes right ?
Thanks look forward to responses
Anthony
Bump
any suggestions ??
Convert the existing deck into a bedroom/sleepout etc as it won't be too many years before the trees block out the views. Add the new deck – this has better views and the trees are a lot lower.
