Hi, my mother and I live in houses side by side, my house is a bit run down and cannot afford to fix it up. So I was thinking, when Im driving around town, I see loads of blocks or houses being knocked down and they fit in as many units as they can…..how can I approach a developer to ask if they'd be interested  in our properties? I really do feel we'd get more that way, than selling houses as houses. Any thoughts on this? And has anyone got any places I could perhaps ring and find out if anyone would be interested in this? We live in Perth. Thank you!

I've seen this work a number of ways, including direct talks to developers, however that can be a length drawn out process which may not achieve any greater outcomes.

Side by sides are frequently being advertised through normal real estate agencies, who advertise the two properties as a development potential deal. You may find that you can achieve a premium price and timely settlement going down this path.

Oh thank you for the quick reply, I will talk to a real estate about that…I dont want to sound completely stupid, but talking direct to developers, you mean like dale alcock or norfolk homes?

If you were in Melbourne, i'd be on the phone to you immediately. Depending on the area, this has amazing potential, advertise them together on separate titles and be aware of easements.

    Good Luck!

    Cheers, Ivan

Oh what a shame we are not in the same state. Thank you so much, Yes I think there is loads of potential to be honest, we are central to shopping centre, a short walk to train station, 10 mins from beach and i think quite big blocks, One is 695sqm and the other 693sqm. Here's hoping!

Wow, thats a decent size side-by-side site.

I'm with 10km from the city and DUPLEX developments are everywhere!!

1200sqm+ is probably a 7 unit site around here though :

Huge shame, contact an agent, get some informal vals done, then use your credit and buy a boat.

    Your sitting on gold mate.

If you were in Melbourne, I would respectfully ask you to remove your post and meet you with cheque book in hand.

    All the best

    Cheers, Ivan

WOW!!! Again thanks guys! So it's a pretty good idea then. And thanks Ivan, you don't know how I wish we were in Melbourne. If you have any collaborators in Perth let me know!
