I have a rental that just wouldnt sell, despite it being positive geared (sale price $190k rents for $320) with two street access and a nice two storey home. It is in flood area, but the home was built taking that into consideration so when it did flood there was no damage or issue. But people being people, they would rather let a good deal pass by and wish they bought it then to buy it and get a good thing. So I decided to take it off the market, get development approval and then place it back on the market.Now, you're probably wondering why Im not keeping it. Well I already have numerous homes, of which I am building a 7 bed home on one of them then selling it off, renovating another then selling it off and more. I never keep my properties any longer than 6 years, regardless. It's general rule and its always worked for me and my cashflow.
I have spoken to the local council and have received a great deal of positive feedback on developing my residential block, and building a block of 4 units or duplexes, IN fact the guy was very helpful and has sent me a heap of information to ensure the application runs smoothly. He has set a meeting with the relevant people and he is also attending.
The council has advised I need to build above a 1.2mtre flood line and to get around this I could use the ground floor for parking and subsequent floors for dwellings. Unless I go for two duplexes on the block as it has two street access.
I cant find an architect that will quote me on drawing up a block of units or two duplexes. I have written to several architects and have received no response.
Does anyone know a architect local in Australia or overseas that needs work?? Maybe you already have plans that fit this description that you ant to sell???
