Adelaide student accomodation

I'm looking at units around Flinders University, in particular St Marys and Bedford Park. There are some great rental returns going with student accommodation. Some units I noticed are advertised for $170K with $240pw rental return fully furnished. The agents I have spoken to say alot of international students want at least 2 year leases as they are usually doing masters courses that last 2 years, especially at the beginning of the year when competition for rental places is high. I have a unit in WA that rents to students and have had no trouble finding and keeping the place in good condition, but just want to check with any members here if they have any units/houses in and around the university in Adelaide?
