my name is Anthony and i'm new here..this question may have been asked before so i'm sorry if this is old.
im looking at purchasing a property on a 1000sq+ block..there is 1 house that is on the property situated right in the middle, my plan would be to demolish the house and sub-dived it into 2 500sqm blocks..now it does say that it already has 2 titles on it..
my question is if it does have 2 titles on it already is there council costs that im not factoring in ? i mean i've factored in the cost to demolish it..stamp duty..and to connect up the water going to the two blocks but is there other costs that im forgetting or possibly dont know..
any feedback would be great and i will be eager to communicate with like minded people as i am very new to this area but also very enthusiastic at the same time

Have you reviewed the council DCP to determine the minimum lot size required for a house? Even if you already have 2 titles, you may need 600 m2 to build a house? What size would be required for duplexes/villas (if permitted).
