Looking for a detailed tenant agreements,have looked on the RTA website not much luck.
As the people moving out of my rental have put heaps of picture hooks on walls.Never asked me,want to know if I can do anything about that & some other things.

Which state is it for?
In ACT and NSW you can grab them from your local newsagent – and I think they can also be downloaded.
It sounds like you're referring to the condition report which is usually at the back of the lease agreement.

You have to refer back to your original lease and inspection reports (no point downloading a lease which the tenant hasn't signed). Your rights are limited to deducting the cost of making good the damage. The next tenant will probably do exactly the same thing if you remove the hooks.
Jamie, it has been years since you had to buy leases from the Newsagent in NSW, only downloadable or direct from fairtrading.nsw.gov.au website.

lol – that explains why my wife is in charge of managing them. I don't even know where to get a lease from.

Residential Tenancies Act 1997 – SECT 64
Tenant must not install fixtures etc. without consent
64. Tenant must not install fixtures etc. without consent
(1) A tenant must not, without the landlord's consent-
(a) install any fixtures on the rented premises; or
(b) make any alteration, renovation or addition to the rented premises.
(2) Before a tenancy agreement terminates, a tenant who has installed fixtures
on or renovated, altered or added to the rented premises (whether or not with
the landlord's written consent) must-
(a) restore the premises to the condition they were in immediately before
the installation, renovation or addition, fair wear and tear excepted;
or
(b) pay the landlord an amount equal to the reasonable cost of restoring
the premises to that condition.
(3) Subsection (2) does not apply if-
(a) the tenancy agreement otherwise provides; or
(b) the landlord and the tenant otherwise agree.

I went to the Residential Tenancies Authority (RTA) website and found a section where you can download the forms. The form for General Tenancy Agreement is Form 18A. Well found the lady who had rented house is manager of that real estate.Basically filled out want she wanted & we weren't sent a copy of it.
Spoke to new person looking after house & was told they can put things on walls but only had to patch & not paint walls.Doesn't seem right that.Going to look into that.
I'm glad they are out,just getting some things fixed which is coming from there bond,& treating it as a steep learning curve.

Forgot to mention about walls,was told if we wanted to pursue damages we would have to pay to go to tribunal where as tenants didn't.Which she knows.
In QLD they have to patch and paint wall. Most PM's don't let the tenant get away with this one.
