We have been looking at some properties in a rural area surrounded by forest – including some VERY large trees.
How necessary would an aborist report be as part of our due diligence? I understand that large trees or large branches within close proximity to the house may pose a threat if there is some instability in the roots of the tree, or some rotting of the trees.
Also, is it possible that the roots themselves may intrude on the foundations of the house itself, thus causing structural stress to become evident?
There are a few minor cracks on the interior of one of the properties which we are looking at, and some minor subsidence. Is this more likely to be due to soil movement (or drought/wetness cycles), or could trees just as equally be a culprit?

Damage to the property would be subject to the type & proximity of the trees to the house. Other issues to consider are whether roots have entered the sewer/drainage pipes. An arborist report would be part of your DD if you were looking at development potential of the block and considering the likelihood of removal of the trees affected.
No, we are not considering development of the block.
How is it possible to assess whether the roots have entered the sewer/drainage pipes?
Send a plumber with an in-pipe video camera inspect the drainage (or fill the bath, basins, tubs etc and release them simultaneously to see if they all drain quickly – you'll need a few people in different rooms).
