    I've heard multiple people suggest that winter is one of the worst times to have a property on the market, as the likelihood of having large amounts of people at opens is quite low due to bad weather/cold.

    On the flipside, some have suggested that a seller has less competition because of less stock on the market.

    Would a buyer perhaps have an advantage if looking to offer on a property in the period just prior to Winter? Being that the seller may be concerned about the above, and may be motivated to sell the property now, rather than having to wait out winter.

    Thoughts?

    Hi Roberto

    I don't have any facts or figures to back this up but I think there's seasonal adjustments in certain locations.

    Take Canberra for instance – it seems that during the winter, there's probably less people out and about checking out open homes – and you can't blame them, the weekend that just passed was terrible! However, once Spring hits and the sun is shining – the market tends to pick up a bit.

    I also see this in the business  – the three months leading up to Christmas are always quite busy. I don't know if it's seasonal or if there's a mindset to get things done before the new year. It could be a combination of both or none at all, it's all just speculation at the end of the day.

    When I was an agent I found that people who often sold in winter got a better price than summer or spring. I often found that there were more buyers in proportion to the number of properties on the market. The reason is that many years ago there were 3 school terms not there are 4. As such the spring selling season is reduced in time.

    Plus people will forgive unkempt gardens in winter but not in summer. If I was selling myself I would have no problem with winter
