section 173 on title

I have just got Town Planning approval on a site in a Victorian coastal town for a number of units under the heading "group accommodation" with a section 173 to be registered on the title limiting rentals to "short term".

Question is, can these units be sold individually if so what sort or title arrangement would be required, subdivision is not allowed as per minimum block size requirements
