Hi All,
Whilst I am generally an honest guy, some times if you can't beat em, join em. AKA vals and banks. Lets be honest they are C U Next Tuesdays.
I have a 3 bedroom, Study house.
What constitutes a bedroom, as I have seen some horrendous things constitute a bedroom over the years. I have a small study that I could fit a bed into……………
Thoughts??
Anyone?
One of the things is it must have a window.
It needs a window and a minimum ceiling height…
Logically you need to be able to fit at least a single bed, a bedside table and either a chest of drawers or wardrobe. If all you can fit is a chest of drawers you could get away with calling it a baby's room, since there is no real need to hang their clothing.That said, you'd probably need space for a change table for the baby.

There is a window, and it is legal height, its not an addition etc.
The minimum floor to ceiling height is 2.4 metres for 2/3 of the space.
Thought there was a min width too…. Had a valuer looking at only of my places where I'd made a room out of another space, and it wound up 4m long but only 2.7m wide … Valuer measured it and mumbled 'that's just wide enough' then carried on taking notes.
Does it need a door? I have a similar situation for one of my properties, it is more like a loft, but has built like a bedroom except no door.
